U can say the same for the D15 new launches. With the exception that D15 got new MRT stations coming up. If not it is largely a place for family units too, rather than investors. Hence I think the 1 bedders in the new launches will suffer tremendously when it's time to flip. 2 bedders also might have a problem. My 2 cents
D15 is big, there are many yuppies stuff to do. I see alot of SPGs with their trophy bfs over there. Loads of young people with their gym attire at I12, Parkway parade, Katong, ECP etc. Besides families I can definitely see a big demographic of singles and DINKs over there, both local and foreigners. So with the MRTs opening up, I could imagine more of such people getting into the 1-2 bedders.

Mt Senai and Ulu Pandan area is another thing. There is really nothing there for leisure. Mainly family profiles.

Mount Sinai has a reputation for being atas and perhaps even more high SES than Katong.
The closest amenities would be found at Holland V lor.. which itself is a yuppie playground.

Looks like TG well positioned to capture this then. Buyers will be able to exit to these profiles in 3 years at a fat profit

I note that 88% of the land is used as landscaping. Anyone able to enlighten why does the developer not build say an additional 2 or 3 more blocks and lower the selling price per unit? It would still be 70+ to 80% landscaping?

Seriously 88% is amazing….how they managed to do that while maximising GFA

Last time UOL managed to squeeze 80% for Principal Garden. (y)

I note that 88% of the land is used as landscaping. Anyone able to enlighten why does the developer not build say an additional 2 or 3 more blocks and lower the selling price per unit? It would still be 70+ to 80% landscaping?
developer already maximizing the allowable GFA based on plot ratio.
If they built more blocks, most likely cannot build as high. High floor units = more profitable for developer.

Ah ok… so somehow they maximized while only building 3 blocks. Is there a reason why the GFA is capped if developers can build like pinetree? Looks like can squeeze 1 or 2 more blocks comfortably

GFA number is provided by ah gong mah. you cant amend or protest them to give you more.

this plot of land can only build example 500 units, you want 2 blocks of 250 units, 1 block of 500 units also. up to developer.

Ya i was asking why ah gong put the GFA so low… feels like the land can accomodate more people with the size. Especially with how UOL built

UOL is landscaping expert, not surprised they use 88/12, plus their projects very profitable

Personally not a fan, but coz its UOL project, even if not a good buy, its a can buy among all the upcoming launches
Not all UOL projects can buy and nice landscaping lah.

Tre Ver and Waterbank like quite cui hahaha

Their Principal Garden is solid with 80-20 landscape ratio
