Including incoming, from estimation, D19 40000 private property, compare to 18 and 20 which have 17000, 17 with 8000 and 16 with 21000. Sengkang is already too full of pvt properties i dun feel they dun hold much value already.
I mean if yolo or love ulu places den ok la, just dat u compete with the rest lor.

Prices r up for now, but its bcoz theres current demand. When its ur turn to sell, tink abt how it would be. I find it v risky.

Definitely the selling point will be if don't buy RC, you go buy expensive Suman. Straightforward.

Ya… Punggol and Seng Kang too many, far too many. Where you get the info from, those district with number of private units?

I did ask, no smell so far, the only flies are the super tiny swarms kind, nth too unbearable.

Googlemaps is abit backdated, the area is more built up than the green space u see.

Of coz, if pasir gudang sends anymore scents over den dats another story.
true but i don't think the color or the quality of the water will change, but then again, its been like 2-3 months since i went to legend haha..

its just very annoying to keep seeing people advertise near LRT or 'river' facing when the river could potentially be a turn-off, and its a VERY LONG walk to the LRT (you dont even have a choice to take a bus to the LRT, there could be a sbs bus idk)

the flies part is tricky idk, they could come in hoards like maybe once or twice a year depending on climate change or monsoon season, i'm no environmental expert but these are just potential problems you will face, or it could be possible that there are no flies #justsaying

but its true though, for people who wish to own a brand new condo, this could be possibly one of the very few projects left that you can get, the next one will be almost the same price as some of the older ECS in the region that have already MOP-ed

profit wise ? i dont think you will be making any if you buy RC.
i'm guessing RC will cost aprox 900psf ? just next to RC, you can buy a private (h20) for 950psf ++, dont think RC price will appreciate due to the surrounding condos around, unless you're saying the condos around will appreciate as well, but don't forget bellewataer, terrace, vales will all MOP at the same time and earlier than RC, most people who are buying RC wont even qualify for the 30k grant due to the cost of the units there

To be fair, D19 is much bigger than these districts you mentioned. D17 is large too but you know why it has less private.

anyways i'm not trying to dissuade people from buying RC, if i have the budget i would still go down to take a look, the developer is a good developer, and in exchange for the lack of positives, i get a less complicated/clustered environment, together with the reserved land (hopefully they build a plaza or mall), it still looks pretty decent

Same same, def will go down to look see, interesting!

Those who can afford this EC pricing should grab it. Pretty sure proof.
Can make easily $150 psf in 5 year time.

Property price always increases. This is the last chance to own a 3br and up condo for less than a mil.

You already know that if you buy RC instead of Sumang, you are $200 psf in profit right? So why say no profit? And this is assuming property prices in Singapore remain stagnant from now on.

Age plays a part.
Resale RC may catch up to Sumang as the age difference is not that a lot.

Most owners have the mindsets to only sell their properties if they can gain. Like if a buyer buys RC for 900psf, he will be happy if upon mop he can sell 1000psf. If unfortunately the vale and bellewater offer more attractive price, the RC owner just wait and see. As property price is always going up in long term, sooner or later he can sell at 1000psf, or even 1100psf. You might be thinking that then the vales owner can earn more by selling at 1000psf, but usually not, because they are just happy with their 850psf selling price. They can aim higher, but their neighbours are the ones who spoilt the market.

Remember that the cooling measures stop some from buying property, but it also ensures that those who buy are financially stable. Selling at a loss is very unlikely in future.
