This is also an EC I'm considering, just spoke to my agent about it. Location is not great, but the plus side is that its surrounded by many family friendly amenities, parks, cycle connectors etc. It's also quite near Tongkang LRT station according to the site plan from here https://www.99.co/singapore/condos-apartments/rivercove-residences

Not sure if its accurate but according to the site, there's also a future road that provides a direct connection to TPE?

It is about 500 meters walk to Tongkang LRT (use google map to measure distance), the problem is there isn't any choice left if your budget is set to EC only.

the new road is at the opposite side of RC (super far away) so i dont think it will help to ease the traffic for RC residents

Some positives from the site is that there is a reserved plot of land beside it, might be a condo, might be shopping center, might be school. Don't think you will enjoy the parks / park connector much as there are facilities in the condo to enjoy, unless you're an avid cyclist

Thanks for the points. Traffic in and out of the area is a key consideration for me. Had a look at Sengkang's masterplan and it seems the area is zoned for residential only so likely it'll be another housing at the reserved plot of land.

as far as what i know, reserved can be anything, think at URA there is a place where you can submit to bid or do something about the reserved land (have to pay 180$ or something lol), if its zoned as residential then yeah the surroundings will be residential

If you look at the site plan here, https://www.99.co/singapore/condos-apartments/rivercove-residences , scroll to the black and white image, the vicinity is all zoned for 'Future high rise residential development' and 'future high rise development'.

Next to it will be the BTO, Anchorvale Plain thats TOP in 2020.

Ah, saw that. The plan says Reserved for High-Rise development. What could it be?

Be good if its a neighbourhood mall or some sort, it seems the plot is not taken up yet?

From the URA link, it seems the new road is just beside RC, providing a direct link to the TPE

I think hoi hup intends to increase RC launch price. Pretty sure of that. Then CDL will raise the sumang ec even higher if RC is sold out in 1 week. Reinforcing each other's pricing.

don't know if they are allowed to split into phases and sell or hold off the sales until a later date..

At least the price increase now is not from $400 psf in La Casa to $700+ psf in Blossom residences. A $300+ psf increase.
