Needless to say, there are obviously many agents lurking around here.

Cheapest and most convenient way to advertise and talk up market.

There are several selling points of The M. Studio units which utilise space better. Midtown only has 1 bedder. Attractive to tenant.
Lower quantum and psf.
>$100 cheaper in maintenance. Better yield.
Better amenities. 50m pool and permanent gym facilities attractive to tenant and homestay.
Opp Bugis junction.
Etc...
For a property investment, most impt factors are location, price appreciation potential and rental yield.
I will be more than happy to share more info.

You can do either, there won’t be difference in price given that it is a new launch, the price would be fixed by the developer.

You can't get kick backs without declaring, however you maybe able to convince the agent to find a you a 'cheaper' lawyer, also note if u don't have a banker there is also a referral fee they make from getting u one.

I rather not have those strata titled retail shops below condo. Prefer integrated development run by capitaland/fraser.
Just now curious drove to city gate, got a shock to see so many shops are left empty.

this is one common problem with mixed development whereby the commercial units are for sale.. meaning its own by individual sellers, no control over the tenant mix/trade mix in future.. u can have one rows of bubble tea shops next to one another etc..

having said that, the rental for City Gate is surprisingly very popular.. units gets taken up almost immediate after putting up for rent..

Likewise I think for the M rental should be very good given its overall quantum and immediate too.

Excellent location. Relatively attractive psf. Good rentability.
But many units.

The studios may suffer from inadequate natural light due to its longish layout, and only 1 window near the bed area. From the model, half the window is blocked by the acoustic louvre where the aircon ledge is. Ventilation not great. Perhaps stack 23 is the best for the studio.. If the door is kept open for more natural light streaming in.

Some tower stack facings will suffer from the west sun.

I just walked there on Friday...still many empty shops and some agent 'offices'. How is that popular? I rmbed they already TOP quite awhile.

Only those shops along the streets are rented. Those inside shops still have many which are empty w many agents flyers.

How can it be those who bought the shops don't want to rent it out?

Hope someone can enlighten me...thanks!

I feel that it was built w an investors perspective for rental purpose only.

Cool down one day and look it again
Really this project just for investment rental
All are 1 2 bedders and 3 bedders dual key
Personally I won’t buy condo that I myself won’t want to stay there

Where did u park when visit SF? I’m now at Suntec and if the parking is too troublesome or too many pple, I will go down some other days
