I just drove pass the showflat and decided not to go in, too many pple queuing inside tentage and I’m with kids as well. Maybe drop by some other time/weekdays.
Looks like this project is gonna sell well.

Really this project just for investment rental
All are 1 2 bedders and 3 bedders dual key
Personally I won’t buy condo that I myself won’t want to stay there

Went down to the showflat, but didn't find the furnishings impressive. Also, the development feels crammed as what I was worried about earlier.

The biggest turnoff was the site visit though. The back alleys surround the M is extremely dirty and smelly. Imagine paying 2200 psf to have a balcony facing these??

Definitely a no-no for own stay, and gonna be patient for the next good launch (Kopar?)

Those units that faced the back alley is a minus point. I just now went to the actual site and see/take a walk, no fantastic view to talk about. For this kinda project, only option is to get the pool facing units.

Site is rather small for 500 plus units. But location was impeccable.
Good for investment/rental but not ideal for self stay especially those alley facing units. But it’s still much cheaper than midtown

That was exactly my wife thoughts too
3 sides surrounded by back alleys (smelly dirty)
Fourth side (road) got hotel 81 lol 😂
I tried to explain to her the development is elevated and housing start from 4-5 stories but she is not convinced she is the boss haha

The other thing I don’t like is 1/2 will be exposed to west sun
The east facing will probably be blocked by development on Tan quee lan
South facing is the best but there aren’t many such units, 1/2 will faced the opposition block and developer explained there is 40m distance
If I buy I will buy south facing

Another big concern (people here please correct me if I am wrong) is that the plot ratio for those surround buildings is 4.2 (same as M)
So they can also build up to 18 stories like the M?
If yes really the whole development will “risked” like stuck/enclosed inside a “well” enclosed by neighbouring buildings in future m?

My views.

The spaces at the M were well utilised, not so premium finishing (except that it would have a full height glass window at its master bedroom for the 2 plus study unit I saw) and facilities are normal. Personally felt that the 2 plus study was the most ideal if buying for own stay purpose. Understand that carpark provided is only 50% of total units(522 units). The brochure give also did not give off the attas feel.

However, the trade off is the location is indeed damn good, and rental yield is expected to be high.

Noticed something though, a lot of young prospective buyers probably under 35yo viewing the showflat. There’s also temperature taking And declaration before one can enter the unit.

South facing is the most ideal, but most probably won’t be near 2.2k psf as marketed :(

I just walked there on Friday...still many empty shops and some agent 'offices'. How is that popular? I rmbed they already TOP quite awhile.

Only those shops along the streets are rented. Those inside shops still have many which are empty w many agents flyers.

How can it be those who bought the shops don't want to rent it out?

Hope someone can enlighten me...thanks!

I meant the residential units for rent.. the rental gets taken up pretty fast..

Passed by the M at 9.45pm, there were still many activities and ppl visiting the SF. There was a red Ferrari parked outside the showflat too, looks like even the rich is eyeing this project.

Article highlighting the M and Marina One Residences as good buy in the CCR area.

Im curious, alot of post saying its good for investment, but i tried calculating the rental, definitely it will be lower than Marina One (current listing i see is 3800$ at 689sqft).
So likely these days, you cant break even with the rental (mortgage and maint fees)

If for appreciation, i estimate that if 1br is at 2400$ psf, give or take a 200$psf increase would be breakeven if sell in future, 300$ psf increase would likely ensure profit.
But can it go higher than 2600$? I find it risky, ccr does not seems to have enough room to go with depressed rental rates these days.

So is there any good catch on this condo that i failed to see?

Location is superb indeed.
