Actually Idk how much is C3 i have only ask for 2bedder and C1 price.
i like stack 28 but i can't accept low level no privacy at all...Everyone one walk pass can see? Or because this is elevated due to underground carpark people cannot Pass by my "balcony" area?? Any idea?

Frankly, 01-28 (C3P) should be at least 80k more than the average C2 based on the original price list that I have. The advantage is that you can get out of your patio and take the side gate out to the MRT/Canberra Plaza.

I thought having a ground level unit was always interesting, especially if you get more patio space, but some of them are indeed lacking in privacy if they are near common footpaths (I also avoided a ground floor unit because of this issue). They are cheaper by PSF price though.

I stay at level 7 at a hdb near the bus interchange. If you are a light sleeper, i think the noise may be too loud for you. Esp the motorcycles here. 6am for sure start to floor the accelerator...

Especially those long feeder bus with 2 section. Their roaring engine is really loud!!!!

Don't ever buy an unit near the bus stop. No peace living in a condo. Defeats the whole purpose.

For EC if you can stretch your Budget it is advisable to get bigger sqft area as the capital gain is higher if you sell it in future. And mostly EC is more of home stay purpose so bigger area the better. For private property will be the opposite as ppl tend to buy them as investment such as rentals as part of passive income, and usually for private condo the sales launch of smaller units tend to grab up faster compare to bigger units.

As for the bedrooms all floors are laminated.

If you are ok with C1 open kitchen concept I suggest you to take stack 1 as mid floors are still available till 5th.
For C2 stack 18 only left with level 2, whereas stack 15 still have till level 4. For stack 15 level 2, you will be facing lots of trees...

MBR floor not laminated?? Ok i need to clarify this with agent...
My budget cannot move too much >.< and we don't want to get too big a unit lol. Cause end of the day scare harder to sell compared to smaller units...of coz idk if this is true la i only started on my research last week.

The finishing for floors of bedrooms and walk-in wardrobe are laminates with matching skirting.

Have to ensure the laminate floor near the basin in the MBR is kept dry.

Yea to me most impt is privacy, plus i have dog and I don't want to risk having pple throwing poisonous food into my balcony....i have read there are actually cases like that!:s22:

So for selling in the future bigger unit will be easier to sell than the smaller one? Actually I kind of put off by 2 bedder PSF price. And I just realize C1/C2 is only abt 79SQM - althought it is name as 3 bedder it's more like 2 bedder + 1 smaller room =.= vs Brownstone 3rooms which is 89SQM which is more comparable to C3/C4?But there is not much units left for 3bedder+study...

And yea i just check with agent that the MBR floor is laminate and the floor below the basin is laminate for C1/C2 ... which is v mind blowing to think that they came up with such design with a non waterproof flooring :s22:

So I am kind on on the fence on those unit with basin outside of the toilet area...

Yes !! such weird design or choice of material if u ask me =.=

Oh pai seh... All rooms are laminated.
I must be overwhemled by the interior design overlook flooring. Haha.

Guess those basin outside mbr have to put carpet underneath to prevent water soak on flooring.

Thanks YuoriFighter!

Ya but frankly i can't find any treasure with the leftover... T.T Is more like bo bian.

Stack 55 future bus stop - like that cannot buy bus stop very noisy...

Ya I don't mine C1 or C2 except I don't really like the fact that the MBR basin is outside. The floor is laminate right...so won't it get spoilt easily with water inevitably landing outside?

Brownstone i also stuck with no high level left except for the west facing units. but I actually prefer brownstone interior as their material use are better/more luxurious feel to it don't know anyone else agree. But I don't like the MSCP =.= and the exterior VA is nicer....

dilemma dilemma
The bus stop is in front of stack 48. So 55 is still ok.

But do get min c3. The rest are not functional enough. EC is more for family usage.

Since you so reluctant and dilemma and can't find any treasure for the balance unit.
My humble advise is look for other EC Like coming launch Ec hundred plam located at mature and "atas" estate Yio chu kang near GEP sch, if u think the TOP too long than yishun got 2 EC TOP this year or sol acres , with a lot of small unit avalaible within your budget and facing pool view or Inz residence which more than 60% balance for u to choose.
Don't want to see u buy already regret or kpkb after that. No offense bro/sis

Yea after studying more throughly I think I will rule out c1 and 2. That basin is really not practical...

I have consider other and future ec but non of them are near mrt. I'm be Damn if I buy that. Irather stay at current place (near mrt). Not offended- thanks for your feedback.

Don't worry I will only buy if I'm sure I'm comfortable with the unit. This is a big purchase afterall!

BS and V are the only 2 ECs next to MRT unfortunately. To me, I think it is a once in a lifetime opportunity to get a condo so near MRT...I don't think gov will release any EC plot so near to the MRT in the future or I think the chance is quite small...if possible, try to get one unit from one of these 2...For me, I won't be getting any other ECs except for these 2. I rather keep cash and stay in HDB as all the ECs are currently overpriced and won't appreciate much...

EC pricing has increased significantly from around $600 psf to the current $750 psf. The main reason is due to the high land price bidded by the developer during the property boom period. The price gap between EC and PCs has narrowed significantly from 25% to the current 15%. Therefore, we should not see much appreciation in the pricing of the EC unit. So I see it that way...if going to get one at a high price, I will get one with a good location. At least, next tim I want to sell and rent, it will be easier. And also at least, its value can be conserved.

Hi,

would like to seek your opinions on the remaining stacks, 29, 33, 16, 41 and 48.

29: near to side gate which is good but am worried about the track sound.
33: SE facing, but also near track and faces BBQ pit
16: SE facing and near to pool but near generator. worried about noise.
41 and 48: near side gate but NW facing and faces road.

Stuck. please help to analyse and let me know which units you would pick if you're a potential buyer, thank you!

Seems like u are looking for only C5, so shud be 36 not 33.

Both 29 & 36 are nearest to track, i will chose 29.
Win by no west sun & nearest walking distance to mrt & dislike bbq smell.

If price is an issue 16 wud be better but take highest floor to avoid they say abt radiation but how true is that i duno.

41 & 48, i will take 41 as further to future busstop.

Radiation is due to electromagnatic wave(EM), the frequency is in the ultra high frequency band like 3GHz and above. Example Military radar. Generators are operating at the low frequency band. No issue at all.

To put in perspective, our cell phone and WIFI is more dangerous than power station/ genearator.

for the bin centre, how is the rubbish collected? Like does the rubbish truck come and collect from the bin centre like HDB does (just that instead of each block for hdb it's there will be only 1 collection point at the bin centre).
Meaning to say those units near to the bin centre will have risk of smelling?

Or is the "suction" thingy all the way connected to whenever the rubbish is send to?
