Radiation is due to electromagnatic wave(EM), the frequency is in the ultra high frequency band like 3GHz and above. Example Military radar. Generators are operating at the low frequency band. No issue at all.

Oh thanks. No wonder i saw Forestwood condo nearest blks to electrical substation all being sold out first before the rest units.
They may have the same logic as yours.

Hi everyone,

im new to this forum. need some advice on income proof

Can anyone give me some advise on the documents required for self employed for EC?
i see that HDB only needs 12 month IRAS and ACRA, but i was told by the agent that the developer wants a statutory declaration because it is a requirement from HDB? is this true?

Who is the one verifying the documents? HDB or developers? the HDB people told me its the developers but the developers told me its the HDB? so if HDB say no need then actually dont need SD then why the developers still ask for it?

I am overseas and if it is not a absolute requirement, im trying to see if there is ways to waive the SD off. otherwise its quite a hassle for me to go down to the consulate to do it.

please help! tia

Price of EC near Canberra now is average 800PSF, surrounding PCs selling 1000PSF.
So the price gap is around 20% not 15%.

EC pricing has increased significantly from around $600 psf to the current $750 psf. The main reason is due to the high land price bidded by the developer during the property boom period. The price gap between EC and PCs has narrowed significantly from 25% to the current 15%. Therefore, we should not see much appreciation in the pricing of the EC unit. So I see it that way...if going to get one at a high price, I will get one with a good location. At least, next tim I want to sell and rent, it will be easier. And also at least, its value can be conserved.

Price of EC near Canberra now is average 810PSF, surrounding PCs selling 950PSF. Price gap already narrowing down to 15% le...With the need to pay the resale levy for 2nd timer, this price gap is even smaller...

Whats the EC near Canberra? I know the one next to VS IDK is EC or condo is trading at 850-9XX...

ECs near Canberra will be One Canberra, I think that time selling only around $700psf? That is why I said all the ECs are now overpriced, even for V and BS. Based on your info, the price gap is even <15% if compared V and BS's selling price to the condo surrounding which is trading at 850-9XXpsf?..but at least these 2 ECs are next to MRT compared to other ECs....

Comparable sized units in Nautica selling about 1kPSF.
Anyway you can't use resale levy for 2nd timer to count against the price gap because not everyone is a 2nd timer.
The price gap should also applicable to first timer if they choose between PC or EC.
IN fact for first timer, the gap is larger if they factor in 30k grant.
IMO, should count the levy against the profit of selling existing HDB

Hi bro, the nautical are specialised project with only 4-5 storey high. These kind of condo usually command a higher premiums. You should compare to eight court yard la, selling averaging around $950psf. Some 2nd time buyer bought resale flat at a high price with gov subsidy. These people now find for a hard time selling find done even have to sell at a loss...not every 2nd time buyer bought a BTO...even do, now the bto price from gov also rather high too...

It depends on whether you want a view of the new sports hub opposite the road, and if you care about fengshui or not. I personally see nothing wrong with stack 56, and you have choice of all the floors.

Stack 56 is C1 layout whereas Stack 58 is C2 layout. C1 layout has an open kitchen, and one of the bedroom can only fit in a single size bed. Hence the overall sqm is about 2sqm smaller than C2. Furthermore it is just beside the side gate, most ppl might find it noisy or less privacy perhaps?! Stack 51 mid levels are still untaken till now.

Future bus stop is near stack 52 though. So I am guessing the noise of the bus along the stretch of stack 47 to 56 might affect the Neighbours.

Just my 2cents worth.

Hi guys, I am looking into some EC projects at the moment.

Due to budget constraint, my choices are limited to the low floors for Visionaire. Do you think low floor such as 2nd storey will be affected by loud noises or cockroach?

Also I am looking at Blk 170, Stack 1. Any inputs for that? Thank you.

Stack 01 is also with C1 layout, same as stack 56. Probably one of the few cons are the same as per my mention earlier (but should be ok if you like the open kitchen) minus away the proximity of future bus stop (noise) and west sun.
Plus it's nearer to main gate.

Did you guys opt out from the Smart Home?

BTW, Hundred Palms Residences got very gd layout at 82m2. Price psf should be similar to V. U might wana consider that

But Visionaire is very near to the train station in the future.

Btw can I ask a stupid question. The legal fee can be paid via the cpf?
