I seldom hear people ask exactly where the chute is actually - only ask if it's inside or outside only, or how the rubbish is cleared.

yap. its not a common qn. actually if this wasn't brought up, no one will ever think of asking it till gotten a key and with a shock!

Can apply some pressure on the developer, that this is now a KNOWN issue.

Hopefully with enough pressure, they will address our concerns by announcement that proper actions will be taken to mitigate this issue. E.g Installing a door to hide the rubbish chute. And say perhaps twice cleaning of this chute area daily, as part of the maintenance coverage, to ensure the area clean and pest-free.

If no pressure exerted, the developer may just happily leave it as-is, to reduce cost etc.

I'm sure Qing Jian wants its remaining 60%+ unsold units to be sold soon, rather than let this issue jeopardise its sales from this point on, considering this piece of information is now PUBLIC.

Based on the plan, looks like there will be a door in front of it. Sth like a cabinet to conceal the chute door

I hope at the very least that there is a foot based mechanism to open the chute door like in HDB flats. Might be wishful thinking for automated cabinet door opening to the chute as well, but hey, it's a Smart Home right?

I think they don't say that it's 1% discount rather than early bird price which is around 1% lower than the current price.

At first my agent quoted me the current price but he tried to talk to the developer and he managed to offer me the early bird price also. So u can try to get our agent to talk to the developer for the eary bird price! Especially if the stack u r buying is not that popular. Good luck!

Any discount will be deducted from agency/agent's commission so it all depends on them

price listed on the iPad is the price without any discount. It is the NPS price..
there is currently no 1% early bird discount. Honestly, cos it really ain't early anymore...
having said this, you can still try to negotiate for some discount if you try hard yea. Only promotion now is DPS at NPS price for some selected stack

I think u can request for the early bird price upon confirmation that u r getting the unit. That was how my agent "fought" for us with the developer. Probably the developer will be more likely to give u the lower pricing when u r confirmed buying the unit? But it will be good to get the early bird price list as a reference.

Wow, thanks! That's very useful. Definitely going to try nego with our agent. For the rubbish chute location, my agent said that it's located at stack 24, 13, 20 (the bigger units like C6) so we're not affected.
