Too many ecs in the north area, Sengkang side less supply

Hi, anyone has a sense why Visionaire take-up rate only 30+% since its launch in April (3 months), but Treasure Crest already > 60% when it's launched this month?

Personally, I feel that it might be because Sengkang already has many developments around it. There are many families staying there currently but not the Canberra area. North area has a lot of potential because of the amenities coming up but not tangible yet, so not many people cannot see the benefits of staying in the North.

Plus it takes quite long to travel to most parts of Singapore, especially CBD areas, from the North. I would think the location is not really very desirable for those who works in CBD.

However, these are all my own speculation for your reference. :)

EC is usually meant for own-stay and I truly think that if it's that, don't bother about as of why there are better response somewhere else in another project. If you prefer eating roasted chicken rice, why bother when there are more people choosing the steamed chicken rice?

Just go with your heart, make a choice based on your own interests for own-stay as long as it is a financially prudent choice.

PS:
If you need real-time information of the available units and prices, please feel free to PM me.

My final response regarding the chute:

If it's at the corner of the unit near the door, then where will the collection be at the basement/1st storey? Next to the lift/stairs?

I still think it's in the recess space between the units where you can see a small rectangle. That leads to an open area for rubbish collection.
The collection is at the basement cp

The perspective of North area will oni change after 2020 when woodlands and NSE is developed and built.
For ppl who take mrt, I feel North is still more accessible. Direct train to town or raffles place. No need walk to change train. When the Thomson line is built up, even more accessible. Esp to top sec school in the bukit timah and circle line.
That's what drove me to buy visionaire even tho my family members and friends live in the NE. It was a very tough decision for me then, to wait for TC or get visionaire.

Higher demand in sk due to the price and size. For pool facing, it has the cheapest psf. And many ppl have family or friends already living there. Not surprised that ppl who bought TC are already living there. They should be in their 30s to 40s, their 1st hdb shld be in the NE when hdb had aggressively built BTO 10yrs ago.

I agree largely with your assessment. We should account for the demographics of the communities in those areas. Sengkang is newer and more likely to have upgraders. As for wanting to stay near family, Canberra is not developed. Woodlands ECs have a good take up rate, just an issue of oversupply. Yishun ECs - that is hard to understand.

Straight line measurement puts Canberra farther than Sengkang. The advantage is NS MRT line is more direct.

Personally I would have taken more interest in TC, as I first took serious interest in The Vales long after the launch (so limited choice). But Visionaire is a better location for me in terms of proximity to family.

Another point about the populations - I feel Sengkang has more locals staying than Woodlands/Sembawang judging from the large number of foreign workers (mostly PRC) renting. That could be another factor in the demand from 2nd timers.

Either way that's why it has to be at a more open area than the corner of some unit.
If it's at the basement, there is no unit to block the access. Small garbage vehicle will drag individual bin to the main bin located near the Estate main entrance. Similar to how hdb ones work.

Anyway no need to dispute liao. Here it is, right NEXT to the main door of the most expensive stack. Stay directly oppo also sianz.:eek::eek:

The diff between the 2 oppo units main door is really 2m.

Wah powerful, can get hold of floorplans with detailed measurements! Developer always don't want to give these. Can help me get Vales floorplan? :s13:

Wow perfect. Got one for Block 192?

Makes sense, neighbors may occasionally place large items beside main door. lol.

FYI, I didn't get the detailed plan lah. One of the residents gotten it.

There seems to be a door in front of it. Just hope it's like a cabinet door, not the small chute door. Neighbours gotta be civic conscious and not leave debris ard it, esp during Reno. If it's me, I'll get my helper to wash it regularly and put cockroach baits there.

Site plan is the ultimate proof .. finally we can confirm the truth. The plan is not really ideal for those next to it. Seems to be a door outside the chute. Strange idea overall.

The design is so flawed. What if there are big items that cannot go down the chute and neighbours leave it outside the chute? The unit right next to the chute and opposite will bear the brunt of it all.

1stly, the developer should have a bigger bin (not the chute bin) that is at the basement, accessible by the residents, like in most condo. So that residents can throw their bulky items there. And just hope your same floor neighbours are considerate enuff. my neighbor told me off when I left 1 box at the small corridor leading to the chute. but it mite not happen aft all at our estate as its very obvious there is a 'cabinet' enclosing the chute. doesn't make sense to leave it outside the cabinet door. :)

Well, we can only hope right? Perhaps the same floor neighbours should come to a common understanding so that this will not affect those who have chutes right next to them. If everyone is responsible, this should not be an issue...
