about rubbish chute

Agent told me that I either choose afternoon sunlight, or rubbish chute.
So there is no good choice. And I actually make choice mainly based on room layout, level and size.

My current HDB has similar afternoon sunlight (not 90 degree direct hit, only 30-40 degree angle), it is not that bad.
Especially for lower storeies, the oppt building will block the sunlights afer 3-4PM.
Stack 3 is difficult to sell because it is directly facing afternoon sunlight, only suitable for people prefer bright rooms. I suppose developer will offer a better price for these units .

Quite a few. If your agent said can't, find another.

I wait for the exact expiry day of MOP to sign the OTP.
However agents all told me this is not nessesary, they said buyers can sign the OTP a few months earlier before MOP, to secure the ideal unit.
The developer will delay a few months on submission to the HDB.
From what they told me, this can be as long as 6 months. Anyway, I did not take the risk.

Which bank you take the home loan?
Currently Standard Chartered offer is lowest, but I am not sure is there any issue to take loan from these overseas banks?
Some peoples seem prefer to take loan from local 3 big banks.

In the otherhand, for hiring a lawyer, any advice? should I hire a lawyer recommanded by banker, by agent, or find one in yellow page and Google? Thanks!

Visionaire TOP is 2018 Q2. Those who succeed in getting a unit is because their MOP is 6 to 9 mths from now. I suggest you look elsewhere or wait closer to the date then try.

Take note HDB have a rule you have to dispose of your existing flat within 6 months of taking possession of the new flat, which means you have to fire sale your house (prob at a discount) in that 6 months or HDB will do it for u. It may not be easy to sell a house quickly now given current market conditions.

D2 4th bedroom can be converted to become a junior mbr if the doors are repositioned.

As comparing the legal fees from different law firms, many of the buyers are taking from Attorney cos they offer the most competitive rate and is on most banks' panel. You can get the details from the FB group once you join us. Hope this helps.

Don't panic, just plan early.

So far, I'm rather impressed with them. They are on the CPF panel also.

Economic crisis coming...

Its not the matter about afforability.

Its about house loan + car loan + hefty CONDO CONSERVANCY charges :D

Have you calculated yours?

Typical green eyed monster.
Wonder why you are in this chat?
Of course would have considered all facts including those fees without say.
I think u either very low income earner or too old to take up loan to service an EC or next housing loan.
Conveyance fees include parking lot which hdb also charge us do u know? Think u dun drive thats why.
Yearly gym membership, pool & facilities etc we paying outside, now is to pay in-house, whats the issue? Think u too old for exercise.
Anyway total cost is similar to our monthly fees & include securities fyi.
U should have do more research before u comment.
Lastly fyi, developer, agent, bankers & especially HDB will access our eligibililty & affordability.
Not any Tom, Dick or Harry want to buy can buy. U like a TOAD in a well.

Is the showflat exact size as the final product? Because the bedroom very small especially 2 and 4.

I also notice that the bedroom is smaller. Floor plan shows can put one small bed desk at one side and still have room to walk at both side of the bed. But show room only allow one side walking.
