Stack 38. I told them about the rubbish chute issue, and they showed me more units that affected by rubbish chute were sold compare to non affected. CS3a sold more than b version.

You only heard one side agent story. I think he/ she just smoked u professionally.

Buyers bought with direct chute at their unit dosen't know about it but after knowing still can't do anything to it.
In fact, all with chute are the good layout units (CS3a, C6 & CS4) thats why sales better.
U go read our closed Visionaire group FB you will understand....

Anyway CS3a layout (is with chute) still sell better than b is because
1) we duno chute is beside
2) walking wardrobe & better layout than b (long living room)

Since you said chute is opposite you, u must be D1?
I'm curious what did your agent told to convince you that you buy facing chute is far better than those with chute.
Kind to share here?:s12:

Yes. I got it. :)
It was released just a few hour I visited, and I only have 1 nite to think about it.

I spent 6 hours to read this forum from thread 1 till last thread to decide. It is very informative, especially your threads. Thanks.
Tks! I like to share what I know. :)
The bounced out unit you bought was returned by my current neighbour.

Think it's e layout that ppl wanted. I love cs3a layout too. Versatile storeroom and study room. I can convert the storeroom to become the living room. So to me, the chute beside it is a small minus that I can live with. Just gotta close my door at all times.

For me, I'll prefer being oppo than beside. Slightly more privacy and cleaner

Well, I know the chute issue before making decision, as i follow up this thread, as well as other thread like Brownstone and Parc Life.

Yes, I pick D1. I am considered lucky as I was given the returned unit from previous buyer, which means high floor, good block number and good view. Now, all high floor 4rm units are already gone.

Regarding agent, he told me that you all are given chance to change unit, but it seems that this is not the case. This may not bother me actually, as I already know the chute issue. He also told me the door will close automatically as long as the user did not open more than 90Deg, and the door is open towards my neighbour main door direction, so those user should not pass by our main door, unless he deliberately do so. I hope this is true.

I try to join the close group fb, but the admin seems not yet accepting my request.

Mind to share why he bounced out? Probably can pm me.

If without this unit available, I will not buy any. At this moment, all 4rm units are either low floor or location not good.

Yes u r really lucky to be able to catch a bounced out unit! Regarding the fb group, maybe u can check ur fb message because she will send a message to get u to submit ur OTP before she accepts ur request. It might be in ur "other" message folder as fb filters out messages from ppl who r not ur friend.

Indeed, you only heard one side of the story. Hope the following helps.

1) Most of those who bought the rubbish chute affected units only know about the rubbish chute after buying, which explains why it is selling better.

2) Not all affected buyers can change units. Those who have sign S&P literally have no chance to change unless they are prepared to forego deposits and incurred bank penalty charges.

CS3B's facing will get the afternoon sun.

Certain stack like stack 03 nobody buy at all.

Something is wrong with these 'stack'?

I think afternoon sun, location near drop off point and internal layout of 4rm with open kitchen concept turn down a lot of people.

At least for me that is family with kids, D2 layout open kitchen concept is not suitable. It just allow them free access during cooking, and heavily cook could be a prob.

Agent always biased. It is good to know from buyers instead. :s22:

CS3B view also potentially blocked by stack 23, that turn down me a lot.

Nothing is wrong with those extreme left & right stacks. Maybe cos they are just not so popular by no pool view, layout not they preferred, further to facilities etc, therefore cheaper price. So its good for tight budget buyer. It really depends on individual preference.

My 2cents thought;
extreme left is stack 03,
pros: quieter, away from MRT track (least noise), nearest to bangalow shophouses can go there buy groceries or makan etc.
cons: closest distance to oppo neighbour, near to drop-off point (vehicle door open/close noise), etc

extreme right is stack 32,
pros: nearest to side gate who requires to travel by mrt daily, reach home faster, furthest to oppo neighbour, near gym, bbq etc
cons: MRT track noise, blah blah blah...

My agent dint told me about this, this is my understanding from the floor plan.
As I still prefer stack 38, my only choice is D1.
