When we went to look at Canberra Residence in the late afternoon, most of their curtains are drawn, probably due to the sun. The sun will definitely shine in quite a bit. If u really cannot get over strong sun shine, perhaps u would like to consider the other units which are facing brownstone?

I bought the unit which is facing the sun but it is not a huge concern to me because I prefer a more sun lit house and there are many ways to go around to avoid the heat (e.g. install solar film or on the aircon for abt 30 minutes before u reach home using the smart home app). Also, It is not daily u will get strong sun because there are also non sunny days.

Personally, I feel that the key is doing sufficient research and know what is ur tolerance level. Agents will definitely say it's only slight sun so they can sell to u.

Yap. Everyone's tolerance is diff. I don't wanna spend too much on elec so I'll just draw my blinds down. Down side is its kinda dim in the house. I installed 3M solar films for my bedrooms. Cost me 1k just for 2 rooms. Tbh, its still warm with that and blinds down. I've always wondered if no film, will it be worse? Not forgetting all these are additional cost. Outdoor blinds ain't cheap.
If u r looking at low floor, u should be more concerned with the dust and noise from the road. Esp the bus stop at stack 48. I would think u see more cars than greenery at eye level.

If you are looking at low floor, or even 1st floor, why not the one facing brownstone? Quiet and pte. No sun and less dusty. Like a landed property. The trees ard Visionaire and Brownstone will still give u the greenery view. And its nearer to the side gate to the mrt

Do I need to sign bank loan right now for deferred payment plan?

I sign OTP for a unit for deferred payment plan.
Before I sign the purchase agreement, do I need to take a bank loan now?

Agent told me that I must take loan now, otherwise it will become progressive payment.

However the banker told me that only if I want to use CPF for 15%, then I need a bank offer to sign the purchase agreement.
If I can pay 15% by own cash, then I do not need a bank loan right now.
Because the TOP is at 2H 2018.

Which one is right? Thanks!

So, will you pay through CPF or Cash for the 15%?

If CPF, then yes, you will need the Letter of Offer from a bank as an assurance, before CPF Board will allow you to pay through your CPF.

Will you still need a bank loan ultimately? If yes, then what is holding you back from getting one now? Bank loans will be the last to be disbursed, so you will only need to repay the loan after disbursement, not upon signing the Letter of Offer.

By the way, have you received the S&P, and engaged a lawyer on this matter already? The lawyer will also be able to provide better advice.

1: No, I can pay 15% by cash only. CPF interest is much higher than time deposit;
2: Yes, I need a bank loan when the 80% comes. Just curious how does the bank loan work. Because the bank does not need to pay anything before TOP at 2H2018, will they charge me any interest before TOP? Will they raise the interest after TOP?
3: I have not receive the S&P and not engage a lawyer yet.
I just contacting several banks at this moment, they ask for a lot of finance documents.

Hi all been scouting around for ECs with good location and reasonable pricing. Finally decided to settle for Visionaire due except for the developer previous scandals everything else is great there as i believe new concept always reflect a good investment market.

Am currently considering Stack 51 ground unit and Stack 47 5th unit. Would love to receive some valuable feed back!

Personally, I will definitely go for 5th floor unit because ground unit at that stacks might have a lot of people walking by since the side gate is nearby!

Hi thanks for the valuable feedback! Haha my wife is worried about people throwing things from highfloor though and yes gotta agree that it might be a privacy issue when too many people r walking by.

Stack 38. I told them about the rubbish chute issue, and they showed me more units that affected by rubbish chute were sold compare to non affected. CS3a sold more than b version.

They explained to me how the door open, and will close automatically if it was not open more than 90deg. Just hope that everything is fine, as it is my main concern as well, as my unit is facing the chute.

Yes. I got it. :)
It was released just a few hour I visited, and I only have 1 nite to think about it.

I spent 6 hours to read this forum from thread 1 till last thread to decide. It is very informative, especially your threads. Thanks.
