I guess Chongfu's location is rather ulu too. The only PC I know within 1km is Sympthony. I think the pick up rate for that PC also rather slow. Quite x at about $1000/psf.... The building progress also very slow... Guess it is related to the pick rate ba...
Ya. No direct bus to the school. So near yet so far

So is visionaire a good investment? Since the nearby good school condo only sell 1000/psf. Will the price of visionaire can go up 20% after 5-10 years?

It's best not to see it primarily as an investment. If you see 20% as the minimum, it may not be guaranteed. Those who struck it rich previously bought their ECs before the price boom.

Officially not, because the property is still under construction.

Address of Property under construction can still be used for P1 registration if TOP date is before your kid starts P1. The debate here is since ChongFu falls under 1-2km distance, it is of no use. Typically past years records show that you need to be within 1km to get a chance to ballot for SG citizens.

Ya, even V and BS TOP already, also cannot enjoy the "within 1 km" privilege if going for Chongfu. But can enjoy the "1-2km" Privilege but likely the chance to get in is rather small.

P1 Registration Phase C is ranked accordingly as per followed:
1.Children living within 1km of the school
2.Children living between 1km-2km of the school
3.Children living outside 2km of the school

But if join the shhk clan now, how is the chance? Still slim?

just to clarify, the TOP date dun need to be before ur kid starts P1. U can use ur new property address to apply for the pri sch as long as the TOP is within 2 yrs, e.g. Ur kid starts P1 on 1st Jan 2017. TOP on paper committed by developer has to be no later than 31st Dec 2018. Same goes for new BTO flats using the 'Delivery Possession Date' indicated by HDB.

"PROOF OF PURCHASE OF YET-TO-BE COMPLETED PROPERTY

A certified true copy of the Sales and Purchase document is required if the address of a yet-to-be completed private property is used for registration. The date of commitment by the developer in the Temporary Occupation Permit (T.O.P.) has to be within two years of the child’s entry into Primary One. In the case of a yet-to-be completed HDB flat, the Customer Copy or Specimen Copy of the Agreement for Lease is required. The Delivery Possession Date of the flat has to be within two years of the child’s entry into Primary One.

Parents must move into the new property within two years of the child’s entry into Primary One."

I think the chance is not that promising. I have asked before. First the membership fee is expensive. (I forget the amount but I think close to $500-600 per year). Secondly, this is the difficult part. You must get the letter of recommendation from the SHHK. That means you must be very active when you become a member plus no guarantee can get the letter even you are very active. Lastly, you must be a member for at least 2 years before your kid go for P1 registration. One more very obvious point is that you must be a Hokkien.

For Chongfu, for the last 2 years, no need to ballot in phase 2B but need balloting for Phase C. So if you manage to become member of SHHK and get the recommendation letter as well, you will get a Phase 2B slot. So high chance can get into Chongfu. Why don't you do PV? Ya, I forget. PV need to stay within 1 km from the School... I think better to find school near your place. Now I hear that not so reputated school has better teachers and principal. That is why Northland has risen in the recent year and some say have overtaken Chongfu as the best school in Yishun....

Hi guys,
I am very torn between V and Signature. haha i know abit silly. I find V 3rm quite small. For the same price i could get 4bm in Signature(can get discount). My budget is around there and i do not want to over stretch. We do have alot of cloths. definitely a extra room helps but location in Signature is quite bad. V has a very gd location and price appreciation but i think we will frustrated due to the small size. ( i been to couple of friend EC who bought 3bm.. all complain regret not getting bigger)

Dun torn. Dun torn. .. As long u prioritize & see long term... U got the answer....

Anyway, how small u consider small? For me i compared V & BS before. BS really small as those leftover units dun even have yard or utility room. I wonder where to keep toiletries!

I personally think u shud prioritized the basic thing ie. location & appreciation(not confirm appreciate but sure better than those not even close to mrt)

U travel everyday out & back home with family, isnt nearer mrt helps. U gona curse & swear everyday for no storage or inconvenient to go out & back home?

Space u can always compromise by throwing unuse items or really like to keep things u can get storage bed, storage sofa, build more shelves etc.

But location once u fix, u cant change have to live with it..

Hmm we went to see criterion as well. As what you said, we also think they shld b good but we are V disappointed. The showroom quality totally cmi.i can't imagine the outcome. And the size plus price does not justify for the EC.
Signature is so much cheaper and quality and equipments are better. Wardrobe is full height compare criterion.

Understand the selling point to u also the full height wardrobe which salesman will say can put more things. Put luggage etc.

Before i purchase V, i went almost all the ECs in SG.. Really not many project have V's layout, near mrt & all the new amenities coming up if u aware future the Canberra mall, mrt etc..
Signature is the worst location for non-car owner lor...
If u tink the 1year free transport may help, u know lah.. free one year & its subject to request than may have but with charges. And worst, most operating hours ends around 7pm.
So u stil have to take public bus....

If V or BS, u can "walk in the park".. haha..

Oh btw, to me i find Criterion showroom ok.. the one at 2nd level rite?

Signature is having very simple ID design makes my wife pissed off when the auntie agent say this is for simple people simple design.

I tink that time we dun like the showflat yard n also the very close to neighbour units if i remember correctly, about 5m away for a particular block.

Anyway, interior deaign u can make nicer than showflat, its the location. If u drive, yr family got own transport then no concern lor.
Btw Signature & Criterion carpark is it basement type?
Juz remember must get basement type even if not driving k... It will be a big plus.

Parc Life got west sun issue...
And surrounded HDB...
Walking to mrt not very convenient conpare to BS & V.
If can chose, the latter wud be better... :)[/QUOTE

Not all the units face the west sun.
There are units facing sky residences. There's even a particular stack in Parclife with a pool view, Skyresidence's pool that is.

Distance to MRT, without a doubt V and BS trumps Parclife.

I feel besides the proximity to MRT, the draw of V and BS is the exclusiveness. Because it is tucked away with other private condominiums, gives a more exclusive feel compared to a EC like Parclife, that's sandwiched between a commercial building and HDB.
