Hmm we went to see criterion as well. As what you said, we also think they shld b good but we are V disappointed. The showroom quality totally cmi.i can't imagine the outcome. And the size plus price does not justify for the EC.
Signature is so much cheaper and quality and equipments are better. Wardrobe is full height compare criterion.

It would be useful to know if you've visited all the ECs in the North. Signature surely isn't the best choice of all. You'll need to look at each one closely and you'll see what I mean.

Parc Life got west sun issue...
And surrounded HDB...
Walking to mrt not very convenient conpare to BS & V.
If can chose, the latter wud be better... :)

Not all the units face the west sun.
There are units facing sky residences. There's even a particular stack in Parclife with a pool view, Skyresidence's pool that is.

Distance to MRT, without a doubt V and BS trumps Parclife.

I feel besides the proximity to MRT, the draw of V and BS is the exclusiveness. Because it is tucked away with other private condominiums, gives a more exclusive feel compared to a EC like Parclife, that's sandwiched between a commercial building and HDB.

Both B and V is also very close to HDB which is just across the road. As long is residential, I am not sure what is so bad about surrounded by HDB. The value of the house is not affected by such factor.

Proximity with a close view of hdb does matters. The view from balcony matters a lot. Unblocked view, view of pool beats hdb view.

Huh? View from ur balcony and surrounded by Hdb is separate thiBg. I am talking about proximity of the development. You condo can also get blocked by block or condo.

For rental and selling, surrounded by hdb is not too ideal. Rental wise, people can choose to rent the cheaper hdb. As for selling, the exclusiveness is not there. Take for example Thomson and bukit timah area.

Erm, if I want to rent a condo at a selected area. I don't really care it is surrounded by private/landed or HDB. I ady willing to pay a premium for the facility. Right?

Hi, if u look at the Simpan township plan, the Hdb cluster and the private cluster are divided by a main road. BS and V are in the private cluster. Behind bs and v are PC, the nautical and the Canberra....yes, whether your EC or PC are in the private or public cluster will be one of the factors that will affect your properties price. For example, if our EC is surrounded by Hdb, likely people will do some comparison in price between the EC and Hdb even one is private and the other is Hdb. Some people may then think it may not be worth it to pay a higher premium for the EC in the future as they can get a Hdb in the same location..

I agree that some people will not pay a premium for EC/private and this is the market for families with a different budget. If you have a condo, you will cater to buyers of a different market, buyers with higher purchasing power, foreigners or singles < 35.

While BS and V are in the private cluster, the area across the road behinc the MRT track is zoned with HDB developments. So will BS and V have an advantage as compared to similar properties?

BS & V where got close to HDB... its clearly demarcated by the big road..

U ever go down to site see bo?
V & BS behind are condos & landed, front is mrt track & big road. Then got HDB.

V left side is future sports school.. right side is BS whereas
BS right side is facing Canberra MRT & green.

Compare to other ECs.. all surroundings are HDB... V & BS are not in that kind of cluttered area if u been to SengKang, Punggol or even ParcLife to see..

May you explain why ?
In my view,
Signature Price wise 4bm = 3bm premium of visionaire. (Rather cheap)
Sign units are all high ceilings
Quality wise not as bad
Of cos the location really bad, price appreciation will be slow.
Aside from that, did i miss out anything?:s22:

Have you even read what I wrote, or you are dillusionised that the HDB across the road like EastLace@Canberra does not exist? I am referring to the HDB u mentioned that is behind the track.

Hi Iceraider, based on the URA master plan, in front of Visionaire and across the track should be a school. The HDB Eastlace@Canberra is in front of Brownstone. The land between the school and Eastlace is zoned for high rise residential development for now and I am not sure that is public or private.

The price is mainly attributed to the location. Any property with close proximity to the MRT is generally more expensive. Qin Jian had also place a higher price for the land.

Oh btw, to me i find Criterion showroom ok.. the one at 2nd level rite?

Signature is having very simple ID design makes my wife pissed off when the auntie agent say this is for simple people simple design.

I tink that time we dun like the showflat yard n also the very close to neighbour units if i remember correctly, about 5m away for a particular block.

Anyway, interior deaign u can make nicer than showflat, its the location. If u drive, yr family got own transport then no concern lor.
Btw Signature & Criterion carpark is it basement type?
Juz remember must get basement type even if not driving k... It will be a big plus.

Hi YuoriFighter, yhy a big plus for basement car park? Juz remember must get basement type even if not driving k... It will be a big plus.

Yups based on ura plan thrs a school at e junction and a hdb to be build beside it.

IMO, i doubt the land beside mrt will be use for hdb. Considering that the land in front of BS will be used for low rise residential development due to ratio(e.g. canberra residence).
I think e area along the stretch of the mrt track will be all private development stretching from eight courtyard to visionaire.

Yes you are right if the tenants know exactly what they want. There will always be such tenants around. But some people are quite flexible with their options. If a condo bedroom cost $800 and a hdb bedroom cost $500, it is hard which one they would choose. Or maybe a hdb master bedroom of $750 is ok to them too?

Yup i agree. Property valuation is more like an art rather than science in this sense. It depends on the collective impression formed by people.

Yes BS and V are good investment among the ec.
