Westwood more exclusive with the landed The Woods and next door condo. Sola acres surroundex by hdb. The open land no idea what will build there.

How about westwood or the sol acres? Price is cheap.

I'll choose sol acres as it is within walking distance to lrt that connected to two mrt lines. While it is true that it is within a hugh hdb cluster, there are not many other private properties around so people who wanna upgrade in that area might look for sol acres. But I wouldn't hold it too long because tengah is just nearby and when tengah is up, CCk would appear to be an old town. Youngsters would choose tengah and government would always choose to prioritise giving more to tengah to attract future buyers.

I think this example summarise what I hope to articulate. Proximity to amenities (location) and price is the main determinants to purchase a property. It may be a plus point to stay in the private cluster, but not an influential one. There is nth bad about being surrounded by HDB.

Accessibility, amenities and affordability are more important. I do also think the same way but the real rich people tend to avoid the hdb clusters. To the rich people, every single factor is important. But well, they are not the majority I hope but commoners strive to be like them though.

Take for example the new siglap condo is going to be expensive (I guess about 15xxpsf) but it is not a great location other than near mrt and close to the sea. Chai chee is not far from it but the difference in price between Chai chee condo and siglap is hugh.

Have you even read what I wrote, or you are dillusionised that the HDB across the road like EastLace@Canberra does not exist? I am referring to the HDB u mentioned that is behind the track.

We know the hdb is facing V & BS & its opposite the BIG two way road as mentioned.
It is not surrounded like other ECs i emphasize.

V does not really face them infact is 'pointing' them...

V left facing forest Right facing BS.
V rear pointing Condo & landed.
V front pointing track, road & HDB.
Thats my point :)

Other ECs? Maybe say Signature? left, right front, rear.. all HDB, multi storey carpark.. if i remembered correctly as i last went Signature & Criterion showflat was a year+ ago.... :)

Hi YuoriFighter, yhy a big plus for basement car park? Juz remember must get basement type even if not driving k... It will be a big plus.

If rain, u stil can walk into carpark to reach yr stack's lift go straight up yr unit.
If carry goceries took cab also can drive in all the way into carpark, take lift straight to unit.

If multi-storey carpark for who drives... Gotta drive up & up, later take lift, down & walk back to yr stack lift.. when u carry bulky things how?
So carpark is very important when buying property other than HDB as HDB u got no choice... :)

Yo.. dun go for cheap... Location, transportation, amenities, i wud say are the priorities.
In future u wana sell people also will consider these.

U ever wonder why similar price but some development r given bigger space? Theres reason to it... Without all the above, if stil sell same price as competitors, which wud u buy? U say lah... :)

My 2cents thought, sol acres too many residents leow... 1000over units compare to most development 400-600units.

When u wana swim, gym, book facilities... can u imagine....

I believe mscp also has sheltered linkway to all blocks. Taxi should be able to drop off and pick up at the drop off point.

But it is always less prestigious to have mscp than underground cp. Well you may say it is no big deal but really then there is not much difference between ec and hdb. Some ec also don't have tennis court liao.

While it is true not to buy cheap stuffs, but one should not pay a premium for everything included. Take for example the 1mil hdb units that were on news in recent years. They have everything one desires, but it is quite crazy to spend so much for these units. It will be very hard to profit in future.

I am not sure whats the big deal of having underground carpark. Sure it is convenient but tats about it. At least for the first few years, those getting EC will find themselves paying off the loan rather than owning a car. Most residents who want to stay at BS and V will take MRT and do not drive anyway.

In fact, I am not sure how the sound will turn out for V owners when the sound will echo through the 2 blocks from the MRT track.

I agree that some people will not pay a premium for EC/private and this is the market for families with a different budget. If you have a condo, you will cater to buyers of a different market, buyers with higher purchasing power, foreigners or singles < 35.

While BS and V are in the private cluster, the area across the road behinc the MRT track is zoned with HDB developments. So will BS and V have an advantage as compared to similar properties?

Yes, definitely. The Hdb cluster is in front of BS and V but the big main road clearlt divided the Hdb cluster from the private cluster. Behind BS and V are 2 PCs. A sport recreation will be built opposite to v which will further enhance the value of the 2ECs. Likely the land next to BS will be kept vacant until the Canberra MRT is up and running, then the gov will sell it off at a high price to private developers. Thus, more PCs will be built which will further enhance the property value of the 2 ECs....

Its not like hdb everywhere got shelter to different stacks lei..

When it rains, u really have to hide somewhere in order to cross to next stack. But no where to hide bcos usually those stay level 1 is their balcony, PES or patio area.

Its really more convenient to have basement than no i shud say. :)

I duno why people kept saying V & BS surrounded by HDB? The most BS is facing it.
Pls enlarge & see.

Ya, V likely will have problem with the MRT Track sound. I visited Eight Courtyard. Even with MSCP, the units 2 Blocks away from the MSCP still can hear and feel the MRT passing to a small extent. So you can imagine without the MSCP.... You definitely have to learn to live with it when getting a unit in V.

That is my thought too. If go swim or gym always full of people, also no point. :(
