Hi All,
I have viewed the Visionaire showflat and drove around the area as am looking to buy a 4 bedder unit ( CS4a, D2, D1) at either one of these stacks:
43 - min western sun, pool facing but close to MRT track
03 - facing the PC, furthest from MRT track but max Western sun
04 - most preferred layout, second furthest from MRT track but max Western sun

Would like to get some advice on how bad will the mrt noise be if at 43?

For the 03,04, the western sun will be bad right?

I only have another 2 weeks to decide. I liked the Loft concept for the living area except that it is only 4.8m (typical loft 5m) and the developer is charging for the loft space (typically not charged). Any comments on this?

thanks
04 if low floor, might not get much west sun. Maybe until early evening.

43 has the furthest dist from oppo unit, out of your 3 choices. Noise level it depends on your tolerance. Being the highest unit, confirm will hear the track, regardless got sound barrier anot. But if u r the kind who on aircon in living room then doubt u will hear much. And the loft space might not be value for money as its only at a small portion of the living room.

Hi thanks for the suggestion. The main attraction for me to buy Visionaire is the proximity to mrt station and good layout. Smart home is optional to me.

Main concerns will be either Western Sun and noise from mrt tracks.

So its kinda hard decision... stack 43 was my first choice with stack 4 as second choice. Issue with 43 is it might be noisy and the high ceiling space is charged and its not really worth.

Will be driving down tomorrow to listen to the mrt noise. Went this afternoon and its quite noisy.... theoretically the nosie level should be leas when all the blocks are up as they will help block/ absorb some of the noise?

ThAnks

If you have decided to get an unit in Visionaire, you must prepare yourself to live with the noise le. I went to Eightcourt yard twice. Even with the MSCP, at the ground level, the block nearest to the MSCP can still hear the MRT passing by quite clearly but significantly softer compared to standing at the area without the MSCP...If you have low tolerance for noise, I suggest you get the unit from the block further away from the MRT track...

Actually, the MRT noise is dependent on both the train speed and the specific parts of the track in proximity.

My 6th floor flat is opposite the tracks and I don't really hear it (maybe it's the noise barrier). It's near the station and the train speed is low. Even at points without the barrier it's not loud.

If we factor in the new Canberra station and the short distance to Sembawang, the train cannot be too fast. Also, if there are no intersecting rails (criss-cross), it should be much quieter.

It also depends on the floor. Certain floors get more noise from the angle of projection / transmission.

Personally, I was looking for minimum 4 bedder myself. So I shortlisted CS4 and D2. In order of preference, it was stack 53, 04, 23, 03. I find the D1 type too small as the 4th bedroom is really tiny.

There are still a few units available in stack 04 and 23 at this time - they about the same price. Stack 23 has nice facing, but the layout for the bedroom near the store is just weird.

If affordable, the CS4 type is still in good demand. The cospace option gives you alternatives. I chose to combine the study and walk-in wardrobe into a single extra room. And opted not to have the island counter. Not too many ECs and PCs give you many room options - only the colour combinations (which you can ID anyway).

Units on the lower floors should not get that much sun if it's inward facing. There's enough shade from the opposite block.

thanks for the advice. Does anyone know what is the distance between the blocks for the 03, 04 stacks to the oppo stacks? they looked really close..
Have to choose between the Western Sun heat VS MRT noise...

The closer they are, the less evening sun u will get, Esp for low floor

Was wondering why stack 55 and 56 are unpopular? Simply because of the west sun?

No, it's because of the pricing. Considering C1 & C2 option their pricing is the highest among their category. All the stack with this facing are selling fast and furious now. If these 2 stacks are the one that you have locked on. My advice is don't wait. All these facing stack will be fully booked in the coming weeks.

Both stacks are near the side gate that leads to the bus stop. Do kindly take note of this besides the west sun.

If lower floors, the west sun ends earlier though.

It has moved quite a number of units these recent weeks.....now its 56% sold.

I don't know why but I feel excited that sales is picking up, now surpassing PL, Signature and Criterion.

I think the most important factor eventually will be the proximity to MRT. Developer's gamble in pricing high and dangling the odd discount seems to be working.

From the progress thus far, anyone knows when will this project TOP, or any insider news from your agent on the TOP date?

Still deciding between V, BS and PL

All around 2018 - does the TOP matter? If it's BS, better decide soon as units are limited. The others still have abundant choices.

The Brownstone EC will TOP in Q4 2017. CDL has a quarterly update at their website with the next update on 31st March.
Happy home hunting and all the best.

Your decision on buying these property depends on TOP date?
They are just a few months different got what effect??

TOP date is just an estimation and may change earlier or later(OTP has final actual TOP date) due to reasons eg. Construction accident stop work, developer MIA, material issues delay etc...

BS TOP Jan19, now change to Q4 2017

PL TOP Sep18, 67% completion so will they change the estimated date like BS did?

V TOP Oct18... No idea completion but most are looking forward an earlier date due to the progress.

I think you better chose yr ideal units soon before its been taken..

EC near to walking distance to MRT is not that many, all 3 are good. If u decided to get EC, be fast else interest rate likely going up soon after Fed inreased interest rate.

V is great if not for bad fengshui, it is good choice. But fengshui and unblocked view are key considerations definitely.
