Will it b push by a year again and again ?
Disappointed that they have made e Announcement and having event at
Sembawang sun plaza with All e reporter there.
Bidadari is already in the mid and we are always the last.

lol seriously speaking if I did make my research well, will seriously give a missed for BS. Nothing great to b near MRT.

TOP is in Q4 and you are still sore about the surrounding facilities and amenities or rather the "lack of it". Seriously, you should give up your purchase of the unit at The Brownstone since you sound so unhappy and unsure.

Imagine, you shift in and instead of enjoying your new abode, you are still gripping about outside.

Pardon me for being blunt.....

Not to worry, the delay will less likely to affect the ECs or PCs owner as we already have the facilities. Even with the sport hub built up, I think we will seldom go to use it. Think positively, the sport hub will eventually be built up. For the time being, we still get to enjoy more greenery before the development starts. And also remember that we need to stay for 5 years before we can sell to PRs and 10 years to become fully privatized. By then, most of the development will be up and running le. Then if you want to sell, at least wont be below your buying price.
However, it will affect more people staying in the HDB. My guess it may be a political move for the next election....

Regarding the sports hub, we have to consider that the private school there has a lease at least until end of 2019. It makes no sense to rush.

It's the NSE that is suffering a 'silent death'.

Even if there is a school near V, it's on the other side of the road and I don't see any issues there.

The benefit of the TOP before the complete development is that there is a higher potential for value to go up. The prices seem to be high mostly because of proximity to MRT.

While i agree the rest of facilities dont realy bother us, its the hawker in the sport hub, it is convenient for those PC & EC if it get built earlier.
as i mentioned sembawang is being neglected and left out, no swimming pool,no stadium, no hawker centre, no policlinic....
if not for the nearby MRT, really not worth to buy flat/property here.

I do agree. The only thing that made me buy V is the dist to mrt. Actually I don't like Yishun. That's why it took me very very long to decide. I'll rather buy SK, if not for the red mrt line.

I'm not sure how quiet it will be in 10 years' time. But at least the PC cluster nearby ensures that the population density is nowhere as high as SK and Punggol. It's also nice to be away from industrial buildings. Exclusivity.

Yes bro , is the hawker that bother us. My main set back is the selling price for PC at sun plaza and EC at Summerdale. How can they b selling the same price? Am actually staying at Toh Guan, for me to chose I really preferred PC at sun plaza . Summerdale is really v ulu although facilities is there but compared to sun plaza , I still think sun plaza is so much better. Anyway hope any of the grassroots at Sembawang happen to read . Pls help to buck up .

I'm considering EC at sembawang and quite intrigued by the discussion here.

Attracted by the price, but when I ask some ppl for opinions, they felt that sembawang is the most ulu, undeveloped and worst district to get. After reading these I kinda start to agree.

When I take a closer look, currently the amenities are really limited. Even with the upcoming canberra integrated hub, i will say the amenities are still pretty lackluster even if compared to other non-matured estates.

Pricing for the HDB not ideal and happy_family also mentioned that even PC pricing isn't good or ideal as compared to EC in boon lay. Furthermore, just opposite the road will have HDB which will be likely to affect EC/PC pricing for that area.

Tho I'm not looking at profitting thr getting an EC. I also don't want to lose $.. otherwise want to upg in future also hard..

PLus point is really the MRT tho, at least go town/city hall is only abt 1/2 hr via MRT. and the NSE seems like a bit of hope for convenience.

Anyone been living in SBW region care to share abit on their opinions?

Proximity to hawker is not a price determinant of property. Proximity to MRT is a price determinant of property. Just one stop away, North Park Residence is already selling @ 1300 psf. You are paying a discount now because it is not privatised for BS or V.

Just because it is underdeveloped now, does not mean it will be under-developed 10 years later. Singapore is small and govt will utilise every piece of land for growth. And is because the surrounding land is not develop, there is potential for growth and more amenities to pop up in the long term. If the area is developed, you will not be paying this price to get it.

When BS was launched (Jul'15), both the Caberra Plaza (Oct'15) or the hawker and swimming complex (Aug'15) is not announced. You can expect more development to come here.

Summerdale median launch price is 367 psf at launch and has double since.

You are paying EC price for a condo next to the MRT. In my opinion, the risk is rather low. To be blunt, if it is not restricted to only those who are eligible, it will be snapped up in no time le. You think too much, then opportunity gone le...

Hi Bro, thanks for sharing . Do you have any idea about sun plaza condo? Why
even if MRT is jus a min always and with the mall downstairs it still fetch the same selling price of Summerdale ? I don't meant to oppose your finding but am really very curious. I hope we are objective on the topics we discussed . This is a platform for us to share our view. There is no right or wrong of individual analsying . End of the day we also hope we did not make any lost even the risk is low. As we are spending few hundred k or even a m. Is not a small money.

I have been living in Woodlands for 12 years, and am familiar with SBW area too. There has been a lot of development in the area, but the order of development depends on the government. For example, 10 years ago, there was nothing along Woodlands Ave 12. No EC, industrial. Nothing. Now look at it. Same for the area near Sky Park.

Now look into the future 10 years from now. Based on the Master Plan, the sports hub, MRT, Canberra Plaza, BTOs, maybe even a school across the road, will all be built. Maybe even the plot of land beside Canberra Residences will be developed.

What infrastructure is provided? Yishun Ave 8 links to Seletar, new NS-line MRT station and NSE in the distant future. Amenities within 500m of V are Sembawang Shopping Centre and Canberra Plaza. Sun Plaza and SBW bus terminal are also within reasonable walking distance. The only issue is whether we find it accessible to get around to the rest of SG. Note that Canberra is nearer to Central SG than Woodlands. Even when we go 'car-lite', V is near enough to the MRT station.

Compare a developed SBW/Canberra to SK/Punggol. The V/BS cluster is still more exclusive than the other ECs, so it will have a quieter surrounding. Frankly, you'll have to balance all the different factors and determine which take higher priority. I'm assuming you are more keen on V/BS rather than PL.

I find V/BS right in the middle of the entire of SBW/Canberra area and within reach of all amenities. You can't go wrong choosing Visionaire while there are still good units available. I almost bought The Vales initially. While it is very close to the TPE exit and next to LRT, I just don't have the same good feeling there compared to the rustic feel of the Canberra area. Maybe it's because the area has a lower population density than elsewhere.

Just to add, I find that there will be resistance from potential buyers who are not from the same area. So the perception of the new area is somewhat determined from what is read (on forums, etc) rather than the actual living experience. Moving to a new part of SG can be a stressful event (I used to stay in the East so it was a shock for me). I'm guessing the high take-up rate of the SK/Punggol is due to upgraders coming from the same area as well as Hougang and AMK.

Anyway, you'll have to experience it yourself so trust your gut feelings and take some of the forum opinions with a pinch of salt.

To be honest, I am not sure. Just my two cents, Sun Plaza looks more like an apartment to me with 82 years left in leasehold. Facilities wise, it has a 25m swimming pool, with no gym or tennis court. The units are bigger as well so it translate to lower psf.

There is no risk-free investment when u buy a house. But since you ady commit to one, why not be optimistic about it? End of the day even if the property price drop, you still own the house and have the facilities to enjoy.

Hmm..I don't stay in SW area but currently in the extreme west side, near pioneer mrt for more than 10 years. About 10 years ago, this part of Singapore is simply ulu, especially before Pioneer MRT was built. Amenities were few, and population density in the area was also quite small as compared to Jurong East area.

When Pioneer MRT station was built and more flats being built around the area, it is definitely much more crowded and I guess..with the increase in population density, more amenities will need to be built eventually. Currently, new amenities such as polyclinic, new hawker centre, a mega childcare centre has emerged (under construction). Now, this place is quite crowded already.

Coming back to SW, currently, if you compare population density in SW as compared to Woodlands and Yishun, SW is actually many times smaller. I'm not really worried that there will be lack of amenities in SW/Canberra in the future when more HDB flats are going to be built in the area according to the URA masterplan and already many flats are in the pipeline.

Just across the road, there may most likely be a new education institution. In addition, the new community hub across V will house a polyclinic, hawker centre, swimming pool...I think these amenities are more than sufficient. (In fact, I went to Google Street Maps the other day and realised that not too long ago, Canberra area was actually a forested area! Now, the difference in landscape has immensely changed from the streetmaps. Can forsee the area going to be quite crowded with more flats coming up oppositve V/BS, just like any other part of Singapore in the future.) Plus the North region, Mandai region coming up with more transformations etc etc...

In terms of transportation network, the new Canberra Mrt will be a plus point considering that I usually take public transport and can just take a shorter trip down to Orchard at times, instead of staying put at one mall, e.g Jurong Point all the time becos of the dreaded time spent travelling (around 1 hr 15 min). Also, the NSE will be built to connect SW/North area to the central area, thus increasing connectivity. Yishun Avenue 8 is going to be extended and easily accessed from V, which will provide more direct access to Seletar Aerospace Park. There will definitely be more bus services established in the area etc..

Of cos, to many SW is still an 'ulu' place because ultimately, it is located at the far north of Singapore. Just like Pasir Ris and my current place at Pioneer. To me, it is a mindset that may slowly change with time. (Just like in the past, Jurong was also an 'ulu' place with all the industries)

Oh..btw, just to sidetrack alittle (perhaps if you are interested), there is a new Yio Chu Kang EC coming up in Q3 this year called "Hundred Palms Residences" by Hoi Hup. But personally, looking at the location, some may say it is slightly better than SK/Punggol. But it is not anywhere near an MRT station. But it's rare to find an EC in Yio Chu Kang area. Those with young children and aim to register them in Rosyth sch nearby may find this new EC an attractive option.

Thanks for the many interesting and helpful comments.

I guess most people do agree that it is undeveloped now and the more reasons why it'll be developed in the future. But even when considering the master plan, still felt that it is rather lackluster, like not enough things being built.

Amongst the ulu places mentioned, at least jurong have NTU, hospitals and new jurong CBD coming up. Pasir ris at least got chalet and near airport.. SBW really clueless..

At avg of 800k, can even get some older condos

Anw, I may be taking a look at the showflats and see how first lol.
