I know that AC ledge is aircon ledge for putting the aircon compressors and is included in the build-in area of the unit. But what is RC ledge for and is it included in the build-in area as well? For this EC, there are quite a lot of RC ledges.

RC stands for reinforce concrete and is there for exterior aesthetic purposes only.

Don't rush. Do your sums properly, read the market, check the masterplan and time your purchase accordingly. Although the prices are high, the buyer has the advantage with the amount of choice available. Just don't wait until your income crosses the ceiling.

Nopez. Dun think there's any EC giving marble kitchen top. Not even for most mass market pte condos.

Usually for ECs, per share is probably ard $45-$50 for maintenance which translates to abt $270-$300 mthly for a normal 3BR unit (6 shares). Juz a general guide.

Yap. Still got 1 more ec not launched yet. Most of the projects still have unsold units so no rush. 800k item. Must think carefully

a few of my thoughts after visiting showroom:
1. the car park is not a true underground car park. it looks like a ground floor car park and the buildings are built above. If so, I don't like it based on what I observed from the same construction method in a few private condos. But it is up to you whether it's a big deal or not. for one, it makes the surrounding path around the car park very narrow. still, I think it's better than brownstone's carpark.

2. the distance between 2 rows are narrow, the widest point is actually near the Mrt track. so u have to decide what u like. I think those units facing brownstone may be better than those facing inwards, and cheaper if u don't mind it.

3. Smart home. depending on yourself. personally I prefer old school and low maintenance effort. all these Smart features needs maintenance, and those auto stuff annoys me. all those information is overload. why would I care, and are those info correct? I work with technology and I know some stuff can be cooked-up BS. Based on my buying experience, what they promise is never 100% what you get.

4. compared to Brownstone, Visionaire internal layout is practically better. No in-and-out balcony design, living room is more spacious. but no linen area to hang clothes, for all kinds of layout? Dryer is not good for clothes.
