Any idea how they calculate the commission for agent when it is under those referral schemes? Will agent get the same Comm still?

Developer mentioned that when we refer new buyers, we should do it via an existing agent.

The "discount" is the early bird price which they gave to those who bought on launch day, which is around 1% cheaper. U can always ask for that. Most agents will be able to get that price from the developer. It's not considered as a "discount" but the final closing price. Hope u get a good price from ur agent :)

Yes when u do referral u have to do it thru the same agent.

However, I have no idea about the agent commission. What I know is that it depends on which company ur agent belongs to. For myself, I bought it thru referral from a friend who got Bellewaters and she got the referral commission as our agent works directly with Qingjian.

According to my agent, it's usually only an either/or. Meaning the buyer either gets the early bird price i.e 1% "discount" OR referral gets the referral commission. It is up to ur agent to fight for u from the developer to get both deals.

I don't think agent gets a commission cut for both cases, because it's from the developer. But I'm not too sure about this also. I would guess most probably the "cut" is that the unit is transacted at a lower price so means lower commission?

Thanks.

I heard from an agent that if under the referral scheme, the referral amount is actually given from part of their commission. Is this so?

If yes, how would agent want to help cos not only their comm is lesser, but they need to do paperwork?

Yes I think the same as u too. Doesn't make sense to cut the agent's commission... I think the referral commission is from the developer, but that is only from my agent's side. His company has a direct tie up with qingjian. I am not sure about other companies like ERA.

There was an agent who told us she's willing to cut her commission to give us a discount out of her pocket, along with vouchers, but actually the discount is just the early bird price offered by developer, so doesn't affect her commission at all. Have to beware of agents telling clients how little commission they are earning. This might be their way to get business.

Anyway I guess it doesn't matter for buyers how much agent earns. As long as u can get the referral commission it's good enough? Haha.

I thought the warm theme's toliet is the white one. Honestly, the toliet in black theme is not bad. Stains or dirt is not too noticeable. The other toliet in tan is better than the white one.

Lawyer can write letter but no use one. The contract u sign with developer will have such terms and conditions stated. You are just a small buyer compare to the whole development and they reserve the right not to entertain.

I find their living room's toilet is not bad (the 3br showroom) I guess the tan one? Don't mind having the same design for both tho as the black one for mbr abit too loud for my taste. 😂 Anyway so far I think brownstone finishes look most "atas". I

For those who are still undecided, you might find it useful to know that both Visionaire and Brownstone are within walking distance of Sembawang Shopping Centre, about 500m from the back (Jln Malu-Malu) or front (Jln Sendudok). There's a path across the plot of land (future housing development) along the edge of Canberra Residences.

No straight-line shortcuts on the boundary between The Nautical / D'Banyan and the landed houses are likely though - I checked it out on my morning run today. It's blocked by fencing / house compound.

That is in addition to the future Canberra Plaza opposite the MRT station. Even Parc Life is not as near to SSC on foot.

There is a bus stop in front of stack 52. Which I hope will go to SSC.
There will also be a bus stop alg Canberra Link, in front of visionaire or brownstone, towards sembawang mrt/sun Plaza. So good for old folks who can't walk far or to go ntuc.

I've already recce that shop hses right behind. Got 1 tze char, pizza Hut, well stocked mini mart for any urgent groceries and frozen meat store

LOL. My 1st condo and home for min 5yrs and it involves hundreds of thousands leh. Most imptly, I'll be moving out of my unit in the central. Must be convincing enuff. :)

Actually I even used Google map to see what is my potential view if I choose cheaper stack but higher floor. Something I missed out in my current unit. Could have gotten fantastic view at a similar price

👍🏼. Yes the provision shops are well stock and prices are very very low too, as compared to supermarkets.

Tried walking from SSC to the onsite of brownstone/visionaire, walking distance yes, but still consider quite far for me 😂 I started to perspire when I reached. Didn't know the empty plot on will be for future housing developments. Anyone know what kind of housing will that be? I know there is like bus 167 that goes to town. Is that a long ride? 😅

Most prob low rise PC. something like Canberra residence. If you see the URA master plan. the plot ratio is 1.4 which is similar to Nautical and CR.

The sooner it comes up the better. That grass field is a regular gathering place for foreign workers on weekends and may make some residents uncomfortable.

That's why I'm hoping the bus at the bus stop in front of stack 52 will ply SSC.

U r better off taking mrt to town. Sitting in 167 to town gonna be very frustrating
