Agree with u. It's always possible to work arnd the sun issue. Furthermore, once the sports and recreation hub is built there will be even nicer scenery. According to the plans, the hub is built arnd nature.

I have been to Sembawang road during peak hours, doesn't seem to be crowded or noisy. However, it might be due to lack of civilisation at this moment.

It really depends on what u value the most to choose the facing. Some ppl cannot get over the sun issue and some prefer privacy and view.

Yah.. I been around the vicinity several times to see the project, the sun light, the traffic, MRT sound etc etc.

For the traffic we can't really tell how congested it will be but imagaine, BS & V total about 1200units+, opposite many BTO also TOP in 2018 & 2019... will have a massive increase of population there.
Let say each EC unit average is having 4pax, will be around 5000 people.
Plus BTO maybe 20000 people. If one fifth drove along that forest road to new expressway.. Hmmm...

Don't forget the forest will not be there for long. By 2019, it should be partly cleared for the sports hub.

I dun think they will level the forest as we know its a heritage building & govt will preserve it.
If they level it, then that heritage building gotta demolished I think. =)

Hi YuoriFighter,

I would assume the asking price is extremely high therefore there are no buyers. In any market condition there will be motivated buyer and seller if the price is sensible to either party. It also depends on the marketing strategy.

If you need assistance in selling your unit or information on The Visionaire do PM me. I am a realtor from ERA! :)

Early bird discount don't think possible bro, but there is another way to get discount. The amount will depends on the unit type you are getting though. I'll PM you the details. Cheers!

Stack 52 near bus stop, buses bracking as & when but convenient..

Stack 17 is furthest? I think stack 22 should be furthest to BS because got a landscape infront & its slanted inwards too. =)

Btw then stack 16 Jia lat...
See 17's Aircon + substation or dustbin + face BS neighbour so near...
I seriously duno what u r looking at......

U might wana get a proper agent to explain to you the dist betwn those units and bs. And can u explain to me how to see stack 17 from 16? Or u meant 9? Then think the residents of stack 16 need to climb out of their window and to the back to see stack 9 aircon ledge.....

If stack 16 is deemed as looking at the substn etc then all the stacks (2 to 29) alg that stretch will be facing it. Why would 1 purposely look down unless it's worth looking? I'm not sure abt u but if my current hdb downstairs is not worth looking at, I'll look far. That's why stack 9, 10, 15 and 16 must get high floor. It's unblk view to the green field

Anytime before 6pm, guess all units facing the forest will get the afternoon Sun, just not sure if Level 1 escape this cos there's barriers and cannot be seen at the moment.

But agree that the forest facing units enjoys more privacy based on current landscape.

So the decision is whether to choose the pool facing units, which is super close to the common refuse chute or choose those facing BS or forest.

I thought facing forest will have the smell of forest breeze during late evening & every early morning (provided not much vehicles in the morning).. hmmm.. can image that feeling now...

As for the west sun, everyday i off work reached home should be around 7+ so still have issue? Maybe get lower level eg. level 5 or 6 the forest will block it right?

I find facing the "forest" has more privacy then facing opposite neighbor. Sitting at balcony, i look across is u, u see across is me & whats happening in my living room.. :o

So which facing is best? Any feedback guys?

Stack 16 is facing close to the generator set and and electrical substation.

All units are almost NS orientation, a little bit of sunlight is inevitable. Have to deal with the humidity in Singapore, just use the smart home remote control or mobile phone to turn on the air-con few minutes before you reach home :D

Anyone needs the latest pricing and availability can PM me. Cheers!

Not all units will have afternoon sun. The stack facing the forest gets it quite direct. A good time to check out would be between 5-6pm.

Some of the stacks facing forest alrdy built till lvl6 or higher, just dropby over the wkend to take a look at 6pm and u will know how much it is affected. These few days so hot sure wont be wasted trip. If lvl 6 and below all kanna the west sun, higher floor no need to say alrdy.

Hi,

I am on Stack 22. Didn't study much on this stack, please give me your thought on pros & cons.
So far from what i gather from here is that this stack isn't that popular.

Thanks in advance

Hi guys, was considering units facing forest and have went to the site but level 3 and below was blocked. Taking into consideration there is slight slope and trees as shaped? Pls share your view for those unit level 3 and below

Hi Happy_Family,

Putting myself into a buyer perspective point of view, if i am not concern about view and based on site visit, ascertain that the slope and trees could act as a shade, then it could be a good value buy. It is based on your own judgement in my opinion.

What green field? Probably going to be another private development. Almost nothing in SG stays green for long unless it's preserved for heritage or environmental reasons.

Oh typo :( of the stack.. should be looking at stack 9 since u say 22 is looking at 17.

Btw, stack 2 to 9 got unblock view as of now..
but 16 to 29 i dun think so... BS are 10 to 12 storey high compare to V are 9 to 11. Unless V occupants all get 12 storey then got a level up but not for stack 16 to 29.:s8:
