Thanks thanks... Actually, quite a few of the buyers went to meet up with the developer and from what they have shared, the developer mentioned that a briefing was conducted to all agents before the launch date, indicateing the information on refuse chute etc. So the agents should know.

Hi Ehelpers,

Yes. I am a realtor! As stated in my first post in the thread.

In my opinion, consumer should consult developer to find out on such detailing / construction details as we do not have the as-built drawings etc.

We can share with you our opinion on the market condition, financial planning, sensible price to buy, sell or rent based on comparative market analysis. After which you do your own homework and determine if what we said make sense to you :)

Hi Ehelpers,

I see. Perhaps because I am not the core team on site. I supposed the appointed core marketing team stationed on site should be familiar with it based on what you have described.

According to my agent, only the developer and architects were aware of the full plans. The agents were not directly informed until someone posted the original picture of the floor plan with chute location. He suspects it was posted by someone 'not in the marketing team' aka agents from competing developments. Take this with a pinch of salt.

Anyhow, nobody was too aware of the chute location before that, but now everyone is asking about it - thanks to asky2505.

Agree that most or all agent also unaware about the rubbish chute thingy as they are more concern on wat are the pros selling points to lure buyers. Who will sell tings & also tell u the bad of it?

Anyway many agent after reading this they will be more alert aware this now..

I did asked a few agent at brownstone, visionaire, parc life... none, i say none can gip me an answer on the spot.

He went to ask developer office staff, whether they know where is the rubbush chute located for certain stacks.

Anyway, does rubbish chute really a concern & goin to affect your decision on buying a project u love at first site, the facing u prefer & location the best u can find which is nearer mrt, near new Canberra plaza etc?

I think rubbish chute is secondary concern bah...
even now the older hdb flat rubbish chute is in our flat..

The sharing of common chute may cos some nuisance but we can just hope our new neighbours are "higher class" now as staying in EC... Will behave "higher class" have some moral & cleanliness.

If still got issue then complain to the management(since paying high maintenance fees) to investigate who is the culprit causing messy & resolve it. The management office should be able to assists bah.

:)

They are so called developer's appointed agency so I enquire the rubbish chute matters & 2 guys can't answer me.

They went to staff office ask staff to show us floor plan & we all figuring out together where it should be... haha..

I'm inclined to believe most agents didn't know. But now that the awareness of the finer details has been heightened, it's best that agents find out before the buyers do.

The location of the refuse is certainly a concern as it is shared. If it is located inside for each unit, then still it is ok as there is still privacy. Imagine all your Neighbour will visit your doorstep every night to throw rubbish...

I'm more incline to believe that agents don't really care. They just want to sell and sell. Tell you the obvious things like what is the surrounding, what is the price etc.

If you insist to know the detail then you need to know what to look out for and get the agent to check for you. In general they will only the price and nothing else. Ask them the location of the lift, chute, distance between doors, etc. Most of the time know won't be able to answer.

I agree. It's getting the right agent and asking the right qn. But many 1st timer won't know what to ask. Furthermore most are hdb upgraders, no experience handling the money minded developer

Think positive, when neighbour passby throw rubbish, maybe you can chat with them, network, infor sharing, build better neigbhourhood-ship & they will be more considerate.

If privacy is more of the concern than ants, chute door sound etc, then no worries.

Nobody can see whats happening in your living room when they passby to throw rubbish at your doorstep. The most they can see is only (C6 layout) dining area & (D layout) shoe rack walkway area.

Why i assume that? You can go to Visionaire showflat & see.
On the left is 4 bedded(D) main door is facing 3 bedded (C6) main door. :s12:
This should be the actual facing of door to door (but not that long distance lah :s13:)

So for those got unit which is C6, CS4 & CS3a will have the chute beside your unit. To me it is a minor issue.
Feng Shui, facing, got wind or not & convenience to travel is the most important of all beside $$. :)

Hi Vabian,

The floor to ceiling is about 2.4m.

On a side note, all property buyer should take note that some of the condo showflat unit ceiling are bit higher to make it feel spacious, the actual ceiling height after construction might be different. So when you visit the showflat, it is best to check and clarify on ceiling height. A good agent will highlight this to you.

Ehelpers,

I always advise my client to do their own research after all buying a property should be a two-way communication. Most importantly is that the buyer makes a rational decision and likes the property. If you want the best price, location, unit layout, there is a price to pay.

Like what warren buffett says "Price is what you pay, Value is what you get" - Warren Buffett :)

Wah biang, that means can I say you aren't really a good agent. BTO ceiling height has been 2.55 to 2.6m for ages. What 2.4m...If you can find a BTO built in the last 20 years with 2.4m I'll clap for you. And ppl were asking about top floor ceiling height yet you reply with the height of the lower floors. Please reply to ppl responsibly.

To be frank, will have problem selling off in the future. Seriously, I wouldn't risk my $1 million on such unit....

Hi vickwy,

Floor finish level to underside of slab/ceiling where applicable (in m)
Bulkheads at 2.25m, where applicable (Approximately)

Ceiling height for most unit type living area is about 2.7m

Ceiling Height of 2.5 m applies to the balconies of some block. E.g: Block 184

This is based on that i have gathered. Cheers.

Hi cherisher,

I agree with you. This part of the question i didn't comment clear enough and you have given me the opportunity to clarify. 2.4m is actually the minimum height clearance, or you can say from the finished floor level to underside of the false ceiling. Typical height is 2.6m.

The ceiling height for living area is about 2.7m. (this project) For top floor (BTO) can be no differences or 2.8m / 2.9m based on my understanding. I should have elaborated.

If you are affected or offended by my comment I apologize bro. But to implied i didn't answer responsibly i disagree.. i'm only human and not perfect, got to read it carefully next time. I might be a realtor but you will be surprised we sometimes gain alot from experience property investor and even consumer. Thank you for highlighting it :D

Seem like a lot of them are investing rather than own stayed

I believe most of the people buy EC is for own stay la. However, u do not know what lie in the future. For example, some get a 4 bedroom because they have 3 or more kids. U got to plan when the kids grow up and moved out to start their own family. Some will consider selling off and buy a smaller unit to encash for retirement. So better to get a unit that will not give u any problem selling off in the future...must think ahead..

I'm neither affected nor offended. But because you are honest and upfront that you are a realtor, so being a professional you should be careful with the answers you make because ppl here may take you more seriously yea. And you made a comment on what a good agent should do. Thats kind of a hidden message that you are one or wanna be one. Anyway its normal cos everyone wants to have that edge over another in the same profession. Cheers.

With regards to the common chute, on one hand the developer shared that they have briefed all agents. On the other hand, the agents said that they are not sure and need to find out more, which some took weeks to find out. So exactly, who is not being honest?

Personally, it is importance to find agents with conscious, have moral values and will place the interest of their buyers above the pure pursue of benefiting own pocket. But then again, it's bread and butter for the agents.

I'm just curious, Eventually did the agent come back to you with the answer you need? Honestly if I stand from consumer point of view and I cannot get the information i need, then I will probably skip the project or unit type. I have share about this concern with my colleague and it's advisable for the buyer to look for the DD in charge to clarify on such detailing.

You are right. Real Estate Agents now has to comply with the Code of Ethics & Professional Client Care, unlike in the past. I will be upfront, before i join this industry i do have friends around me who share about some unpleasant experience, but that was long time ago before CEA regulate the real estate agency industry. Nowadays everything is so transparent, if you feel the agent is doing something unethical or not right, engage the next agent you can trust or simply call up CEA for consultation.

All blocks have 4 stacks, every floor(4units) will have a rubbish chute nearest to one of the unit.
This unit will have problem selling?

Why didnt architect aware this issue? Fyi, BS some blocks having 6or8units per level then will also have this problem?

Developer is rich enough to hirer smart people work for them even to point out such minor issue to architect if an architect is really so 'newbie' to design such flaws which may result no buyer to buy developers project isnt it?

Anyway I have architect frenz & will get more info to share here when i meet them.
Enjoy viewing guys!

Yes, every floor will have 1 unit being placed close to the common refuse chute which 4 units will share.

However, the proximity is too close for comfort at a mere 15cm apart between the main door and refuse chute.

We only found out when someone shared on this forum. Our agent told us that he didn't know we are particular about refuse chute, if he know, he would have check and get back to us.

With more than 95% of the buyers not aware of the placement of the common refuse chute before they sign the OTP and only found out after buying a few months, somehow hard to believe there is no deliberate intent. Only in this case, we choose to believe indeed many agents were not aware
