I have not gone into fengshui detailed with my master yet as I am still looking around close to a yr of home seeking. But I'm also thinking from the future potential buyer prospective point of view when I'm going to sell off in future. Furthermore since I be staying at Low ground (all stack garbages will be all collecting just one floor beneath my unit )I'll also need to consider what are the factors this close proximity chute location will affect me and my family. Well I be staying there for at least min of 5 yrs before I could start selling right.

I will take a tour at bellewoods and look around. I recall my ex Neighbour shifted in to bellewoods EC before the resale levy sets in.

So sis, anymore other FengShui articles that u can find pertains to such chute? If not no issue at all rite since u so particular abt feng shui than location & future growth..

Ok.. so my interpretation of your fengshui site are correct, that those units having chute beside it or opposite it does not have any bad or misfortune luck rite?

Fengshui is actually based on Human's common sense. Most of the people will definitely prefer not to have a rubbish chute behind or opposite their unit if they have a choice. I think she is trying to say that in 5 years old time, when she wants to sell her unit, this will put off some potential buyers. I will advise if you still have a choice, try to get a unit without a rubbish chute beside or opposite. There are so many other units to choose from, right? From my perspective, V and BS are the only overpriced ECs which are worth to buy. Try to get a unit from these 2 ECs if possible. I was eyeing NP too but way to x le....

Good to go to Bellewoods to take a look first. In my opinion, the chute is not a big issue as the design (hopefully for V as well) is actually quite pleasant and concealed well. I bought a 4-bedder with pool view at Stack 50. It doesn't face the chute directly. (again go to Bellewoods to check it out. Just walk in and tell agent you are only taking a look.) Btw, cockroaches and other creepy crawlers can come from anywhere. (I stay on high floor now and still there are cockroaches and ants.)

Buying an EC when you can still afford it before exceeding the income ceiling is an obvious choice, at least to me, if you want to upgrade your lifestyle within your means. Dun need to sell your car just for NP. Work within your budget and dun strain yourself. Be happy with your purchase, look ahead without turning back. There will always be pros and cons in every property.

For V, the proximity to MRT is a plus point, at least for an EC. Few ECs are within such close proximity. For NorthPark, true that there is much convenience if you like to do much shopping. But it comes with a hefty price tag. This means sacrificing other conveniences - like your car etc. Is it worth it? Roads around it will be even busier (possibly more noise as well).

Do your research on other important areas, not just fengshui. Again, work within your means and budget.

Happy shopping :)

You are absolutely correct.
But V patio 4 bedders and 3 cospace are just a few left overs and just so happen the chute is in sight.. Which theorectically speaking will definetly put off potential buyers later then I will have a hard time to sell it off considering BS as a competitor as well...

Hubby is def going to switch to Hayabusa if we buy northpark which is sooo expensive lah $1.4million eh.. 😭

All Co space or 4 bedder units will def be beside or oppo e chute. So if u mind that a lot, you should consider other project.
Parc life is good choice as the walking distance to mrt is similar but it's e appreciation prob. Cuz near e industrial and no privacy. The swimming pool is in full public view.
If u r OK with BS layout, can consider that too.

Parc Life was our very first choice 7 months ago and we gave our chq of 5% downpayment for #01-23, but kenna rejected by Fraser due to my MOP issue. Now I have gotten approval from HDB to sell early and is in process of selling to my 2nd appt buyer, so estimated by June I will need to shift out to my mom HDB mansionatte temporary. Come to think of it I think it depends on fate lo if the unit belongs to u or not, and also we were a bit rash last time when giving 5% for Parc life.

Now my choices will be V, BS, NP(private) or Forestwood(private) - Budget of less than $1.4 million

For a budget of 1.4million, you have plenty of choices. You mentioned you are trying to get an EC now because you can still do so, but some like V, BS, PL come with resale levy which can be hefty, and you can only sell to fellow Singaporeans from the 5th year onwards to the 10th year. So there's much inflexibility in getting an EC. Since it seems you can really afford it, North Parks is a good choice as its the closest to the MRT if you can really forgo your car. And it seems like your family has 2 cars? Since you already know that some 8-10 years later you may sell it, under unknown circumstances in the future, you'll want to know that what you buy now has most potential to sell in the future. In this aspect, NP is the best bet with so many amenities.

I don't want to waste the chance of getting an EC since I am still eligible for now ~ even though both me and hubby set a budget of 1.4m (Also checked with banks eligibility for bank loans too) it will be good if we can settle way below it as its still a huge sum of money involved 😔 buy NP is a luxury at the expense of convenient and comfort lor

Strange that I would say it in this thread, but I also think Parc Life is worth considering if you're looking at the right stack. Distance to MRT is about the same as Visionaire. Common reasons to not choose it include being close to HDB / light industrial buildings and the park/west-facing units.

Yep, my mom also highlighted this to me. If she's a buyer she will choose SkyPark over Parc Life cos of the industrial building towering in front... So I'm still deciding on Browstone and Visionaire for now. Gonna check on units availability with agent

There are some return units from Brownstone, but if layout is important, go for Visionaire. BS only left 3 bedrm and V have quite a number of units for selection. There are about 15 units sold in each month so don't wait for too long.

noob here

Hi all, been reading a lot of the pages of this thread, very informative and helpful!

I have a few noob questions that may or may not be relevant:

1) seems like i dont have to make a reservation before going to the showroom? I randomly arranged one with one of the MANY 'official' websites giving details on the V... are they trustworthy???

2) C4 and C5 are both 980sqft... but 1 is 3B+S but 1 is 3BR Premium? Is there a difference? Was considering between C4 and C5 but C4 seems much more popular... any reason?

3) Lastly... anyone managed to appeal for grants even though your combined income is above 12k? How to go about doing it ah? Mine only slightly above but then somehow cant get any of the grants... emo...

a HUGE THANKS to anyone who replies!!! thanks so much in advance...

I would say to preferably go with an agent u trust so that u can hear honest opinions! If not, once u step in the showroom, there will be agents attending to u so u do not need to worry about making an appointment.

The difference between C4 and C5 is that C4 has a study area but C5 doesnt. For C5 it's extra yard area in the kitchen. I guess C4 is more popular because the kitchen is an open concept, it links directly to the balcony. That's the main difference!

For grants wise I think it's really up to HDB to approve. U can try appealing?

All the best! :)

1. Better to get an agent that you trust
2.c4 kitchen is open concept and with study but no storeroom. C5 got storeroom. More functional for a family.
3. Not sure abt that. Think if u r 1st timer, should still have grant.
