Bro Grix17, ignore them bah..

These aint BS & V potential buyers, maybe not even an EC buyer..
They are just here to bash other projects out of jealousy.

Digging old stories which already mentioned & cleared long ago..
Later after they read from 1st thread again will have even more grandfather stories to bring up... It never ends..

Genuine buyer will go down listen the noise level themselves.

We were also quite concerned with the issue of track noise when we first looked at Visionaire. However, after visiting the site and going to other areas which are situated near MRT tracks, we feel that it is ok. At the actual site u can't really hear the MRT but I am not sure if it's because we were at level 1. At other blocks which are near to MRT track, we could hear the sound outside the apartment but once inside there was no track sound at all.

If u r really concerned about track noise, I suggest not to get the block right next to the track. I think that most likely u will not be able to hear the track noise inside the house but I guess u may be more comfortable to take extra precaution not to get stacks nearer to the track.

Other blocks shouldn't be affected because there's no such thing as "echoing" effect. Even though sound bounces off surfaces, walls also do absorb sound. With huge concrete walls and uneven surfaces, I don't think there will be echos as claimed. But to really know for sure we have to wait till the site is up.

Another thing to note for future buyers is that LTA may put up the sound barriers next to the track once there are people staying around Canberra area. I noticed that they did put up new sound barriers for Yishun Sapphire and Eight courtyards stretch.

Hope that this is informative for those who r considering to get stacks situated nearer to the MRT tracks!

Thanks for the patience to write up again your previous/ similar answers to reply to this old case that was brought up out of nowhere.

We shud consider set it as a template for later another this bto buyer comes in throw another grandfather stories... :)

wa so long... you mean the otp copy was only sent back to you last month before u can proceed to S&P stage?
so its like 7 months without any documents to prove the purchase

If all necessary documents submitted to developer then to hdb with no missing docs, typo error & straight forward cases eg. No outstanding loan, newly wed no property under yr name etc.. Shud be quite fast as they need access the grant & chargebale levy... So 3~4mths for norms.

Those complex ones can be as long as 1 year i heard of. But some buyer purposely delay some documents for a reason... Shh...
As 5% u already put, its reserved for u unless hdb reject.
If not still will be yours..:)

dont argue for the sake of arguing, it will not resolve the noise problem

be objective, imo red = most affected, yellow = least affected

assuming canberra mrt is ready of cos

you may get a better feel if you have friends staying at yishun sapphire or emerald

anyone know the bto price for eastlink i?

the location is so much better than the 2 ec
Haiyo... Looking for eastlink canberra.. Confirm not EC buyer but duno why come inTo this forum bash about this project. Tsk tsk tsk.

let bygone be bygone

i thought once you place 5% aka otp
by right based on the agreement
you need to exercise within 8 weeks, ie to pay the balance 15%?
i also want to delay the 15%
my lawyer told me developer might charge interest
my agent told me developer usually waive if the delay is due to HDB approval

i thought so too, just that not sure when the developer will return the otp for us to exercise and proceed with the 15% leh.

if want to delay, more than happy to let the cpf grow some interest. but without any documentations, just felt weird haha

Did you mean S&P? Usually the lawyers are aware of this. Developers work directly with the law firm so once you get notified by the lawyers that they have received it, you have to act quickly. Generally, it should be fine.

Lol.. Peace.

The 5% is officially reserved but final say is stil hdb. Thats why got bounced back units due hdb reject, couple split, backup etc.

As for the 8weeks thingy, once developer send S&P to yr assigned law firm then start the cycle. If fail to disbursed cpf fund to pay the 15% or more to developer then developer will impose this penalty to buyer.
So law firm plays an important role here.

Anyway the penalty is not that hefty. If not wrong range from tens to hundreds & payable by cpf.(may be wrong need pay cash)

Hope above clarifies most buyer's doubt.

I think no rush, but check with your agent to be sure. Developer's side delay should not be problematic. I can't remember the timeline for OTP, but S&P has a window period. Maybe they are busy with TOP for Bellewoods/Bellewaters.

I'm sure agents will want to earn a bit extra. You have some time to find bank and law firm. I would recommend my law firm, but I don't gain a cent. :s13:

smart home features

Hi all! I'm looking to purchased one of the units here and will probably be signing the OTP on this coming Wednsday.

Would just like to find out, if most of u opt in or out for the smart features (which cost about 7K - 8K)

Personally, I think i will be giving it a pass as I see no value in the features other than the automatic /security door features.

Just want to find out a little of what you guys think!

Opt out. It will still come with the ip camera. U just need to link it up. The whole unit has data pt. No worries abt the rewiring.
And no one knows will QJ give outdated items.
U can use that same amt to buy the latest version and maybe even cheaper. Xiaomi has sth similar
