Stack 40 is the most expensive stack among the type C5. Plus, it is west bound and this explain only 1 unit is sold. Unless, your feng shui master has advised you on your preferred location, otherwise, most potential buyer will consider other stacks. Nevertheless, since your are considering 7 floor and above this means that you have a reasonable budget. Why not consider stack 48 & 41 they are nearer to the side gate. Most importantly the landscaping for that direction has been improved signifcantly. This is to cater for the coming sports hub. Lastly, if you don't mind the "free" afternoon sun it is very good for your laundry. Especially, nowadays there isn't any yard cater for our laundry. What you think?

Thanks psycotic for your reply. stack 48 & 41 have no left overs :( wanted to get stack 64 but was sold when we were about to book it. the loft units left are in high 800ish and 900k range.

Just wonder will the noise from the MRT track will hit that stack.

I don't think the noise will be much of an issue for stack 40. I also considered stack 40 and feel that it's all good but the price was on the high side when we compared with stack 48 and 41. Buyers do hesitate to buy because of the price. For the west sun issue, u can get a lower floor to mitigate it? But of coz u have to compromise a bit with the view.

Why is stack 40 priced higher than the rest of the C5?

Hmm.. I tink only developer got the answer.. Haha...
But I guess its nearer View of sports hub, nearer walk to bbq area, to gym, tennis court & most importantly to mrt side gate bah??

How about stack 55? Only 3 units sold :o
Perhaps C2 has lower demand due to a less popular design and facing. It probably faces the part of the road where there may be a bus stop. The other C2s sold are mostly facing BS.

Facing green with a lot of privacy may be likeable by some.
West sun can be avoid with the help of blind/curtain but view n privacy are priceless .
Not facing any building nor feel uneasy when someone directly can see thru ur unit especially at night unless cover it w blind/curtain all the time .
Among all units , Facing BS got the lowest price n not facing west sun that again explained it likeble by some especially for the price they get .
It individual choice , no why and eventually how lousy the unit it will be sold before TOP.
But I personally felt that ec are subsidize by gov therefore the Biggest the better, more worth it if one can afford .
For EC, the smaller unit are less popular for sure especially ec cater and form by nuclear family.
( wondering why sol acres launching one bedder for single scheme however eligible for Ec require 2 name)

But it will be the other way round if it is a condo .
When a condo launch, usually the small units like 1 bedder studio apartment, 2 bedder will be the first one being snatch out like the recent launched @ Grandeur park residences and seaside residences etc .
Anyway this is my first post and I just bought a unit in VS , from young I staying in the east , and it take me a lot of courage to decide a "ulu" place in sembawang but to be frank what attract me here is because it is quiet n ulu ,less amenities and at the plot of private Cluster when u can't find it in other ec other than Bs n VS.
I don't care the resales or bad investment I just like the feel when i step into this 2 projects , I went sol acres , inz x parc life , vales and signature etc , no other like vs n bs gave me the v exclusive feel.
I hate surround by HdB (not biases as I staying in hdb too especially in Tampines n Punggol area w more n more ah tiong and high population density where I m staying now despite it v accessible by major expressway but I give a missed n "downgrade" to sembawang and I m quite proud be part of the residents here In sembawang next year .

Bro/sis, dun say downgrade lah.

Fyi im staying in toa payoh & i chosed this project as its near future MRT (convenient for my kids if i cant send them to school). It is not those far East or far West of SG. So still mid of SG bah.. Haha.

It might be ulu now but end 2018 onwards it wont. So i hope u dun be disappointed by then.. :p

As many amenities coming up.. Sportshubs, Canberra mrt, Canberra mall, schools, nursery in the mall etc but its all opposite V & BS. Across the road which is bto side..
We still can enjoy our "quiet peaceful" zone. :)

Anyway all these facilities attracts people, so when got people will have business. Want business will have more shops. So we have more choice to shop.

Whether profitable or not the project is... Nobody can give a 100% proof & i shud say, to chose between projects, 1 is near & the other is not near mrt, i dun have to teach anyone abt this le... Lol.

Btw welcome to V!! Please send to admin for request to join our close group chat if u like.

Btw i love the privacy & the morning/ nite breeze of facing green too.
Can sit at balcony... Chatting, listening to the silent nite & windy feel..

But my spouse insists.. :(

Welcome and congratulations on your choice! I think a lot of us have that same 'feeling' about Visionaire. The Smart Home concept is probably not the main attraction (and opting out saves only a few thousands which is little compared to the overall cost), but it feels more exclusive than most of the others.

Honestly, if VS were closer to the MRT, it would have sold a bit more. That's why a lot of stacks opp BS near the side gate have been sold out.

I find your comment is spot on. For family, unit size matters. The larger, the better. Small PC units are good for single stay or investment, so quality and location will matter a lot while it is still affordable for many working professionals.

Hello everyone! This is my first post here, although I have benefitted much from reading the whole thread. I have just placed a deposit for a unit at Visionaire 2 days ago! I only found out about this EC last Fri(three days before) and made this big decision after a weekend of frantic reading and learning. It is still very surreal to me now as it's my first EC purchase. We will be neighbours next year! :)
