Good review. :s12:
At this moment, there is no much choices from BS already. For me, Visionaire definitely much better than BS in the following area (very subjective):
- overall layout. No offend, but Visionaire just look like a condo with underground carpark, while BS look like an enclosed HDB, cluttered layout and classic multi storey carpark.
- overall floor plan. BS has a very long corridor at least for 4rm type. To me, it means floor plan not optimized, but someone else might like it.
- overall facility. V has a lot more variety rather than typical swimming pool, tennis court and gym, ie music, library, pool table etc.
- balcany. V balcany is without side wall, you have full 180 panoramic view if you bought the good view unit. BS some (if not all) has side wall, you only have 90Deg view technically.
Bro... for V, C6's mbr balcony, 1 side is full side wall.
Most living room balcony either both half side railing or 1side railing the other side half side wall. See pic attached...
Sorry duno how arrow this pic to show the side walls... :(

Can share what tip you guys over your neighbour The Brownstone? Smart home, Price, Unit Size, Ammenities, or any other reasons.

For us when we first looked at BS it does not feel like a condominium layout at all. The multi-storey carpark brings inconvenience for drivers, although we know that it is to block out the MRT sound. Also, they actually built amenities on top of the carpark... which is really strange for us . It is not justifiable that we have to pay for condo facilities but layout looks like HDB. The whole design of BS was not to our liking.

Secondly, the layout of the units. We prefer squarish layouts so that it will be easier to place furniture. However, BS has a very long corridor that is not to our liking. I cannot deny that the furnishings provided by CDL is really good, but that's the only plus point for us.

Lastly, a very very small issue which can be overlooked, is the name Brownstone. To me it gives me the image of tombstones, not very nice. Don't know if anyone else feels this way? This is a very small issue though. It's the first two points which brings us to choose Visionaire over Brownstone.

Ahhh....thanks for the honest views & feedback.

The Visionaire was released one year later than The Brownstone, hence the good units are taken up. In fact The Brownstone is left with mainly 3 Bedrooms (small sized units) and a few 4 Bedrooms & 3 Bedrooms Premium (low floor units but with yard & utility).

Definitely the basement carpark is indeed better especially if one drives but the MSCP is in place to block out MRT track noise. The tracks are really really close to these 2 developments. Understand all Brownstone blocks are connected, have sheltered walkways to the MSCP meaning the lift lobby at each block do not have card access.

Also there are no internal roads at The Visionaire so vehicular safety is not a concern.

Wonder why the sub-stations, generators & bin centre is sited at The Visionaire main entrance area by the developer. Likely to be unsightly unless can blend into the surroundings.

The other being the strengths (or weaknesses) of the 2 developers.

I second these 2 points. I missed BS launch so it was between V and PL for me. The car park is essential since even DBSS has 'basement' car parks so it would be an inconvenience to have to walk to the MSCP without shelter.

Agree, to compare these 2 as both launch around the same time....

I know what you means. Not all units no side walls. Even for same type like D1, minority has full side wall.

I dint see any other better place to slot in these. They has to be accessible by vehicle or strangers, so placing near entrance is the best. At least, strangers/workers are confined at the entrance area, instead of having access to somewhere else.

That's why though developer is China based, their floor planning really think from resident point of view.
- No car access within V residential area. All either stop at guard area or direct into underground carpark.
- All the bin and electrical rooms are near main entrance. Away from residential area.
- Best view is when you take MRT looking towards pool area. You will see the whole stretch of V unblock feature design. This is the impression that V will give to outsider.

I hope they build according to the model, as I really impressed by the design when I look from MRT point of view. :s22:

Good. =)
Anyway i used to whine abt it...
Cant have full 180° view but slowly convinced myself by below..
A full side wall is not bad, can
1) save $, dun need buy blind on this side
2) blocks sunlights especially rains
3) ID can do more deco on wall, hang things
4) PRIVACY! U & neighbour sitting at balcony, side by side, i see u, u see me.. =P
Inst it good to have one wall now.. :)

In addition, V raced to the launch 1 week before PL. If not, it would have been harder for me to decide if PL were launched first. In the end, V just felt like a better choice. Even the address sounds nicer.

What I really didn't like about BS:
- smaller units in general, even the 4-rm
- staggered balconies of different depth

hi guys, i'm looking at the Visionaries as well and am currently considering the C5 layout (shortlisting stacks 16,17 & 41).

Reading thru the past posts, this is what I gather (correct me if I'm wrong):
Stack 16 - faces BS units
Stack 17 - faces BS function room (possible high volume of noise?)
Stack 41 - near to bus stop and has West Sun (any chance of Stack 48 helping to block out the heat from the 2 bedrooms?)
The greenery view afforded to 41 is a major plus but we are worried with the heat from the sun.

Also, apart from the Riverparc incident, were there any other major complaints against the quality of work by QJ? I'm assuming that their track record has to be good to be able to win multiple tenders for EC projects.

16 & 17
- If substation not yr concern & high floor can mitigate it
- BS function room, usually L1&L2 got activities(baby shower etc) & happens indoor so dun think noise an issue.

41 & 48
- None can provide u concrete answer whether 48 able to block. Unless units are ready, if not lower floor wud be better but no view.
- anyway i think if can block sun also will block wind. Will your unit ventilation be very still?

Every development bound to have some or minor defects even for those built by HDB. Theres no full defect proof projects in world bah.
As long after key collection, inspection & they rectify for u before reno kicks in & the one year period which they are liable for the warranty.

Hi, we were in the same situation as u. Looking at C5 either facing Brownstone or greenery. We decided on facing greenery in the end, even though it's more expensive, because we value the facing more, we do not like to face other developments.

It really depends on what u value for ur house. West sun is inevitable, I don't think stack 48 can block that much (maybe only a bit for master bedroom since the sun is slanted). You can go and see at the actual site before deciding because they have already built up the blocks. To us, there r many ways arnd west sun but u cannot change ur unit view. But it's really up to what u prefer.

I think for Stack 41, other than the known west sun and bus stop, it also near main road (Sembawang Rd), which could be a busy road once surrounding fully developed.

Facing BS units, you can have a peace of mind about noise and west sun. The distance to opposite units are probably about 23m, IIRC the minimum distance from unit to fence is 10m.
