Singaporeans cash rich… no need so high loan la… 2yrs Covid save on travel, entertaining, shopping.. now loaded with cash to just buy property :ROFLMAO: anyway it is a gd asset to hedge inflation…

HDB also can sell $1.4m seriously condo shd be worth more than that TBH

This is the largest plot in the vicinity and has a very well designed layout. Will be at a premium compared to most of the FH ones which are boutique.

Boutique suffers from lack of liquidity in resale market which makes it hard to transact.

Though I prefer the vibes in liv than picca, but u brought up a valid point on no. of units within a development. Liv is only about 298 units within the development and resale activity may be an issue.

Gotta say it’s one of the better designed and thought out projects to date for the past 3 years in terms of the ventilation and layout

investors should be able to make a small profit or breakeven in 3 years, but if they are greedy i would say it is a good 5 year hold

Buying for investment and when I ponder about the potential sale price to make it worthwhile I don't think it's too likely to hit my desired 300-400 psf increase cause that would mean reselling for >3k psf.

Not buying to stay so I guess that makes the difference in my considerations

Same sentiment. My queue was 1100+. With the price increase, I am happy not to select.

Really wonder if the cooling measure is really meant to cool. There are so many business psychologists around. They should know how it will affect the public's sentiment. Ultimately someone makes the $$.

Bukit Sembawang Estates announced today that it has sold more than 75% of its 298-unit condo, Liv@MB this weekend. Over 220 units were taken up yesterday (Saturday, May 21), which was its first day of launch, with an average selling price of $2,387 psf. More than 90% of the buyers were said to be Singaporeans residing in the immediate neighbourhood.

The sales gallery and showflats “will be temporarily closed until further notice” after today.
