no definite answer. just refer to the guideline completion date.
i have friends who collected keys 1Q before completion date given on HDB page previously, but also have friends who collected the same quarter estimated by HDB cause of some delays in the respective projects.

This kind of thing v hard to predict. You can sell but nobody wants to buy. Lol.. but as I said who knows. Same as Sentosa cove, who knows nobody interested. I know of a non mature estate (Bukit Panjang ) their 5- room sold at $625k, nobody can predict also.

1 million is possible BUT depends on location and also the number of rooms. A few 5-room units in Pinnacle@Duxton sold over 1mil last year.

That's why ask the fellow don't give false hope to others with the over optimistic calculation.

If ur applied MCPS is same estate as your gf's dad, your gf's dad can move within this estate (the 2km distance doesn't matter, cause similar estate).

However, if ur applied MCPS is not the same estate as your gf's dad, then it has to be calculated based on the 2km distance. Meaning if your gf's dad is to move to an estate which is not the same estate as your prospective flat, then the 2km distance has to apply.
