1) 0.5%
2) 1%
3) You won't know because it's in the agreement between developer and the agency's management (usually very little only for big agencies)

I hope you are not asking your friend for some form of cashback or something...

Bo bian...this is the usual practice for new launches. Who got buyer, who earns more :)
For instance, if no co-broke, the developer agent for Visionaire will get the full 1.5%...

Wow if I refer someone to the agent, should I be getting 1% ??? $$$$

Sure why not? The agent can give you as a referral fee. But after the deal is sealed, the agent can always turn his back against you :s13:\

Anyway not all projects that agents get 1%-1.5% commission. Some developers are scrooges, pay agents only 0.5% or even less. One deal is even lesser than what a junior executive will earn in a month.

i think visionaire still not bad 1.5% for direct developer that quite good for Ecs but yet they can't move much units recently, i think the market really quiet.. probably due to MSR, its stupid that they cap a hybrid to 30% MSR i'm self employed they take 70% hair cut then another 30% loan is like $%^&*(

I understand the "pain". The irony is that you could possibly get more loan for Private than EC/HDB, which was the case for me.

Anyway for those who are not urgent to buy anything just yet, do keep a good lookout for the one along Yio Chu Kang Road which is likely to be launched next year 2nd quarter.

Here are some of my reasons why it's worth waiting:
1. The land price (psf) is even lower than Visionaire ($353 vs $331)
2. Rare EC plot within matured estate
3. Just opposite Rosyth School (one of parents' favourite)
4. Not China developer (i just don't trust their ability to deliver quality)
5. Not much condos (or even future ones) available within the area, which could offer better appreciation in the long run once privatised.

My only concern at this point is probably the fact that it is not near any MRT station. But then again, it's definitely not a deal-breaker for me :)

My 2 cents' worth:
1. Due to expected demand, chances are the PSF price will be just as high, unless the economy is really bad.
2. Surrounding existing plots are: AWWA School (for special needs), Bright Vision Hospital (for elderly) and GraceHaven (for troubled teens).
3. I agree with demand for Rosyth School as it is within walking distance, though those who can afford a condo near a good school have many other good schools to consider.

Based on #2, I think this will limit demand for resale in future if you compare with other condos that are better located. I'm not sure if this will be balanced by #3.

The government hasn't released a really good plot of land for EC anywhere and this isn't one either.

Hi jkkvx9, I had browse through the forum & noticed that you had just bought a unit at 10 floor @ launch price. May I know how you able to get this price as I'm also interested in one of the unit in this EC? Thanks for your help & reply.

Just go to any agent at e showroom and they will fight for u. Mkt is bad. The developer is still open to the 1% disc. I can intro my agent to you. He easily gotten it for me even tho I have MOP issue. FYI, I do not earn any referral fee

I think the demand for this YCK EC will come from those with parents living in Ang Mo Kio, or around the Seletar or Yio Chu Kang area. There just isn't any other EC nearer to AMK. Previously was Topiary EC, but that sold out, so those who wanted Topiary, will come here too.

But for those who don't drive, may be better to get an EC along the North-South MRT line, so even if not physically near, at least easier to get to on the same line. So either Brownstone EC (which doesn't have many bigger units left), or Visionaire EC (Canberra MRT station), or Parc Life EC (Sembawang MRT). Think the travelling time from Canberra station to AMK station is around 10 to 15 minutes.

But canberra mrt will most likely be completed after top of both brownstone and visionaire. But visionaire do provide shuttle service for 1 yr i think

I think Brownstone and Visionaire EC are really in a good location for an EC. Both are next to MRT, next to a new upcoming town, in the private housing cluster and now next to the sembawang green hub. The potential for their value to go up is very high after 2019....So I still advise those who can qualify for EC to go for these 2 ECs even they cost slightly higher compared to those in the market now....
