Yup, basically only me and my fiancé will be staying there so I am looking at 2 room instead of the 3 room units. Will probably go to the show room on Thursday to see the lay out before making any decision. Any feed back regarding the 2 bed room units?

In my opinion, it might be better to get the small 3BR units rather than 2BR. The layout is more functional. Personally I don't fancy an open kitchen concept for the 2BR because it will make the house smoky. However, if u don't forsee urself cooking, then I guess it won't be a problem for u! Everyone has their own preference so I suggest for u to take a look at all the layouts first before u decide.

If you are staying, do think of your family expansion. I also recommend 3 bed, at least a C2, which will be another 80-100k more.

I just booked a unit at Visionaire. After going through all the ECs in Woodlands and Sembawang, feel that its a most confident buy. Yishun is too far away for me, if not Signature @ Yishun would be my option. Being near to MRT is most important as that is a primary travel tool. I believe this convenience accounts for a higher price to pay compared to the many other ECs there. And between Brownstone and Visionaire, Brownstone's unit layout is terrible - the 4 bedder living is a joke honestly, wonder why they use that as the showroom unit. Although not a crucial point for many, BS' windows are not full height. Cannot accept as I stay in a batch of HDB flats where I have full height windows and all new condo developments have that too. The inexperienced agent told me its for privacy. I hope all the agents there are not trained to give such a reply, if not many new condos out there have no privacy. Anyway its not an agent issue but the developer issue.

There is an oversupply of ECs out there, so plenty to choose from at the moment..

The showroom does not have a 2 bedder for viewing, but its still good to make your rounds to the different showrooms to get a feel of how the developer presents the EC, the gadgets provided, and the quality of fittings.

I think Qingjian is quite "realistic" (i think its mostly same with other condo). All 2 bedders and 3 bedders standard are facing the outside, meaning either Brownstone side or the more pleasant Sports Hub side (but you may get a little west sun). Only the 3 bed room premiums, 4 bedders and co-space are inner/pool-facing.

I would choose facing the sports hub side and endure the partial west sun..afterall the greenery will be retained when the hub is done.

2 points for you:
1. The showflat was done under tight time constraints (to overtake ParcLife) so if you're happy with it, that's good. The showroom is not as snazzy as some of the others.
2. Completion of the sports hub will be delayed until 2019/2020 which is a disappointment for all who are keen on Visionaire. Some temporary disturbance has to be expected until it is complete.

To be fair to BS, the 4 bedder units are of smaller size, so you pay lesser to get a 4 rm flat. Visionaire flat type D1 living room is not much bigger than BS. Both have large balconies. BS 4 bedder have a long corridor so maybe why Visionaire may be more appealing. Window size is subject to individual liking. I think full height windows is actually cheaper fitting then BS 3/4 size.

BS's design is based on New York brownstones. Therefore, the window is not full fledged...but I do agree that the corridor is s waste of space..

The corridor from the main entrance into the living area should not be counted as part of the living area. It is only normal that the living area space is where the TV, sofa and dining is. One can't do any "living area" activities in the long passageway. There is at least $40k worth of space waste on the long corridor, very impractical. So I would not say the Visionaire's D1 living room is not much bigger BS'. If you look at their suggested usage of the living area, BS' layout of TV to sofa, and dining is too tight. In the showroom, they try to mask this fact by using a round dining table. Round dining tables are less favourable than rectangular ones, furniture shops mostly sell rectangular ones.

There are better ways to design the living space of the 4 bedder of BS even though its smaller sized. Anyway, i'm not trying to say Visionaire's design is superior...many other ECs offer a good normal layout. BS' one is just really too abnormal and bad. Many ppl say City Development's property so must be good. I don't feel so. Its not really a true CDL property, its a JV with TID. Who has more say and who just supported with the funds, we don't really know.

Went to Google..None of New York's Brownstone buildings look like the EC. Or the other way round leh. From the sales brochure and agent presentation, it was not mentioned with any reference to NY's buildings. Hrmm..

The design not building is based on New York brownstone la. It is in all the brochure: "Inspired by the rustic charm of New York Brownstone houses in the contemporary context, where a complete atmostphere for lifestyle living, play and recreation comes together. Architecture language with its straight lines and rustic expression is immediately standout among the matured neighbourhood."

Besides that line in the brochure, what about the design is inspired by NY BS? Paisey, I fail to see it..

I mean, are there many condos not in straight lines. And where's the rustic part? The brown color painting? I mean..can't be just because there are straight lines and "rustic" brown paint means they can claim it is inspired by NY's one right. The NY Brownstone have their own unique character. Sorry you can choose to ignore this. It may be the situation where if I don't get I just don't get it.

Anyway this thread is not about BS...just from my perspective there are many funny things about BS. MSCP, money wasting layouts, balcony problem with neighbors...

While corridor is not designed for living activities, is not entirely useless. many household use it to put display shelf or for storage purposes. In fact, some houses build partition in front of the door to c8 a "corridor" effect and display their shoe rack or fish tank for aesthetics purpose. Is really depends on individual liking just like your window analogy.

I was using Visionaire D1 size is 106 sq metre because it is comparable to BS 4 bedder size of 101 to 106 sq metre. If you look at the floor plan for the D1, it can barely fit the dining table. With the chairs extended, access to both the kitchen and hallway will be blocked. Again rectangle or round table, is subject to individual liking when you get your flat.

Other EC may perceived to have better layout because their 4 bedder is normally larger like 120+ sq metre. Visionaire and Brownstone designed 4 bedder so more people can afford it. The tradeoff is a smaller living room. If the layout is very important, one can always choose Visionaire's 120+sq metre flat (pay more) or buy other EC to their own liking.

As for CDL, I am not sure if the Company will risk its reputation by marketing it alongside with all the projects it currently managed. FYI, JV is not uncommon for construction projects.

As for your point on NY Brownstone design, I think 90% of us is not gonna care about it. The location is what draw buyers to these 2 projects.

Both Visionaire and BS have its pros and cons. Some complain about the layout, some complain about the facilities, others compare the developer. At the end of the day, all these factors are subject to individual preferences. BS is 70% sold with the 4-bedder almost gone. Given its location, both projects are equally attractive.

Yes I agree, every individual have their preference. Just that I don't see who would prefer spending $40k on a long corridor over having more living area space. Already you mentioned BS' (perhaps they wish to make their 4 bedder more affordable) is smaller sized, then they should spend even more effort trying to plan the unit well to help the home owner have a proper living area. Of course those who bought it have to think of ways to use it later on since it's bo bian. Let's put it another way. If they give more thought into building a bigger living area, ppl can still put whatever storage/display/fish tank or whatever in the living area, or some can leave it empty. When CDL plan it out like that it's just forcing owners to use it for storage. Anyway I'm not the only one giving them feedback about it if you read the forum. Have ppl buy doesn't mean it's good. It can be the case of blind leading the blind. Some of the 3 bedders also suffer from this long entrance. And the premium units layout look no different then a HDB 4 Room flat with not much innovation. For Visionaire D1, which has the same sized living room as the C6 showroom unit, at least I can push the dining table to the other side of the room. And I dunno how you came about saying it can barely fit a dining table, the showroom says it all. And I get to enjoy a larger TV area space still. If you insist both the 4 bedders' living room are the same then Okay lor.. Haha

The way I see it, CDL leveraged on a good location to sell a rather plain property with not much excitement about it. If it wasn't the location, they would have needed to put in more effort to their planning. Brownstone is in my opinion, pretty sub-standard for the money I would need to put in.

Anyway this chat group is about Visionaire. I'm not sharing these thoughts in the BS group because I really didn't wanna talk much about the property in the first place. Well there's nothing much about it to say. It's really just a HDB flat with a MSCP fenced up that's all.

Agree with u about Brownstone layout. That's why we chose visionaire also. But to each their own. Some ppl might actually prefer Brownstone and its advantage is also that the TOP is faster.

Anyway if u have bought a unit in visionaire, u can join the fb group and share abt ur viewpoints on buying visionaire :)

Not sure if u r already inside? The group is Visionaire Residents.

Honestly, I think Visionaire is overrated. Alot of home-seekers blinded by the marketing gimmick. Along MRT track does not mean near to MRT station, it is >500m away which is a matter of fact similar to Skypark and ParcLife. A higher premium of at least >$30/psf? hmm....
