Honestly, I think Visionaire is overrated. Alot of home-seekers blinded by the marketing gimmick. Along MRT track does not mean near to MRT station, it is >500m away which is a matter of fact similar to Skypark and ParcLife. A higher premium of at least >$30/psf? hmm....

I gotta say I agree with you. Most people think living near an MRT station is very convenient but forgot to consider the noise factor. I know it's a matter of getting used to it but I have lived near MRT station and I can assure you that it's loud and repetitive. Do take note of this before making your decision.

Yep agree that MRT track noise is a huge concern. That's why many chose the stack further away from the tracks. But not sure how the sound will be like inside the apartment. I guess buyers will definitely have to consider this factor. It's abt weighing it against convenience.

As for the pricing compared to parc life and skypark, in my opinion it's because these ECs are right opposite industrial buildings which might not be desirable to majority. That's why they priced it lower. For myself, I prefer the surroundings of visionaire over parc life.

You do make a point on industrial facing. However, the psf difference is a whopping $80/psf (Based on worst/cheapest stacks across Parclife & Visionaire). To each of its own. Just need to say, the future valuation of the property are very dependable on the surrounding, for this case will be Canberra Residence and The Nautical. Very limited room for appreciation on the price you are getting from Visionaire. Happy choosing.

I think it's more overpriced than overrated .. when the prices first came out, they were at least $30 psf more than indicated earlier. That may be the biggest stumbling block.

Distance-wise it is not possible to measure exactly until the station is up but only Brownstone can be considered next to the station.

Visionaire does have better surroundings over PL. I was relishing over the prospect of facing the sports hub with lush greenery from the units along Sembawang Rd but didn't pull the trigger because of the proximity to the main road and MRT track. But that is just me. I really liked the different layouts and the variety of facilities Visionaire has though.

Not sure how you came to the assumption that the $30psf more is just due to location of Visionaire being nearer to mrt compared to Sky Park and PL.

Location is only one thing that contribute to a property higher price. And being near to MRT is also only one factor to contribute to a better location. Location is also about being close to amenities and surroundings, whether it is surrounded by industrial or not especially. In future one more high rise industrial to be built opposite Sky Park and PL. That's my assumption why PL sold fewer than 80 units till now. If base purely on location for $30 psf more like what you said, it's a no brainer to go Visionaire. PL is a good property IMO. Unit sizes are good, some blocks have very good unblocked view if facing the park and pool side. But it just won't sell for now even after 4% discount because perception of it seems quite bad. Wonder why.

We were also wondering why the reception of Visionaire is quite bad. Personally felt that the smart home is just a marketing gimmick but definitely prefer Visionaire compared to the other projects around the area

Well, PL is indeed a good property and it is undervalued right now. At least for the units on the top floor with high ceiling because they do not charge for the void space above it. Moreover, it is near to both MRT and the NSC when it is completed. Ultimately, buyers would have to make their decisions on what is more important to them and not what others think.

Well said! Future developments in the area have since been revealed by government’s announcement,
Upon completion of Canberra Mrt station, upcoming future Education hub , Sembawang sport &recreation club and Canberra Plaza, prices will invariably rise..

A number of reasons. Oversupply is one. And also what's on Qingjian's mind now should be clearing the leftover units of Bellewoods and Bellewaters. So there is much advertisement on both these ppty on the papers. Likely they have much confidence in Visionaire for it to sell out by itself. At the moment, they are not pushing the sales much for Visionaire. And yup, the showroom for Visionaire is located in a terrible location.

I think there are 2 main reasons to it:

1) It is from a Chinese Developer. Many Singaporeans are very brand cautious. Once they hear the developer is from China, then it is a immediate turn off no mater you tell them how establish is that Chinese Developer. You can see that there are very few PCs built by Chinese developer in Singapore but many ECs and HDBs BTO are built by Chinese developer. The recent MRT case where many train carriages are found to have cracks further aggravate this negative prospective. So the developer is one of the key aspect some people look at as even buying car and bags we look at the brand to buy.

2) To some, the SMART concept is a waste of money and resource especially for those who did not opt for it. Money has been spent wiring up and putting up wireless port so as to facilitate this concept. This sum of money can well be spent at other more practical area.

However, if compared to other ECs, I still think that these 2 ECs (BS and V) are a much better buy than the other. As per earlier posts, the appreciation prospect for these 2 ECs is rather high due to all the development surrounding these 2 ECs and of course, their proximity to MRT.

they have started. Certain V units are going at dps @ nps price. Very rare for a project that's only launched 3 months ago and 2 yrs to TOP

Attended a course and met QJ finance mgr there. He told me QJ is very confident of visionaire and wont be giving further discount. Even launch price is not guaranteed now.

hongge, of course as a staff of QJ he can't say anything pessimistic about their own property right.. You see, you already quote what he said here so quickly and even post his name card. If what he said was indeed pessimistic, now he will kena jialat jialat by his boss. Now of course that doesn't mean Im not optimistic about it being a buyer myself..

I got a friend bought Ecopolitan EC by QJ too, and he is excited about it cos it looks like its coming up fine so far. The clubhouse looks cool.

About the Smart Home being marketing gimmick.. Well if you don't want the "gimmick" you can do an opt out and reduce your purchase price by $6k+. You still get the aircon of course, with no Smart feature, washing machine too, with no Smart feature too, etc etc. Btw, this so called "gimmick" is actually something that works and its by Samsung (many ppl surely own Samsung devices here right?). Its not something QJ say for shiok only. For those who feel like they want it and pay for it, I'm sure it'll provide them the convenience they wish to have. For those who are skeptical of new stuff, just opt out of it.

But it'll be an irony. Visionaire's selling point was trying to be the 1st smart EC as a part of a lifestyle there. Its a simple theory: If you don't like the "vision" Qingjian is providing for you, then you are probably not part of the target group QJ is looking out for. So if you wanna buy this EC, might as well just get the Smart home feature.

Every condo gotta have some marketing gimmick. And it'll be up to you to whether you wanna take the bait or not.
